On the site plans, revise waterline connection near the easterly driveway so that it is
centered in the propose driveway and connects to the existing public main in the street
as described in the first review comments. The existing 8-inch stub was not installed in
the same location as the driveway proposed by this project. The resubmitted plans now
depict a proposed public main installed in the parkway in the “dry” utility area under
drainage structures. Please note this alignment will not be permitted.
On the site plan, include quantity of remedial earthwork. This information has been
added to the preliminary grading plans, but is also required on the project data area on
the site plan.
On the site plan, add a note regarding storm water quality stating that all inlets collecting
water from within paved areas of the parking lot will be fitted with fossil filters or
approved alternative.
Clarify how storm run-off will be intercepted and conveyed from the 30-foo high rear
slopes.
Add a note to the site plan that indicates the minimum sight distance required per
CalTrans Standards (30 mph x 11 = 330 feet). This will help clarify the distances you
have added to the site plan meet the minimum requirements.
On the site plan, add the cross-section of the retaining wall along the easterly property
line. Although a notation was added for the cross-section, it does not appear to be on
the exhibits.
On the site plan, clarify that the turning radius is for a 60-foot radius vehicle per 407-0.
On the site plan, remove the proposed easement line within the City right-of-way as
shown on the returned plans.
A redlined check print is enclosed for the applicant’s use in making the requested
revisions. This check print must be returned with the plan revisions to facilitate
continued staff review.
