Dear Mr. Holzmiller;
Please find attached revised submittals (3rd iteration) for the above referenced project. We believe that
we have addressed the issues of concern noted in your letter of March 7,2001. Our responses are noted
below and are keyed to the item numbers in your letter.
Planning
1. It appears that our last submittal had a plotting problem and the interior employee eating areas were
not shown. We have corrected the plots and our revised site plan now shows the location of the
proposed interior employee eating areas.
2. As discussed, the issue of the CNEL contour is a policy and zoning issue that is being resolved on a
separate track from our drawings and submittals.
Engineering
1. Please note that we have not relocated the southerly driveway for the following reasons:
a. We researched the referenced tentative map. We found that there were physical access points
marked on the tentative map, but those points were not specifically noted as being either the
mandatory or sole access points for the site. Our understanding is that the access points were
included on the original tentative map to establish that physical access to the site was possible
and were not intended to mandate either the location or number of access points to the site.

b. We have designed the site with two street access points to allow circulation around the building,
c. The proposed realignment of the southerly driveway would create a difficult turning area
the most important benefit being fire truck access to all sides of the building.
immediately upon entering the site. This would seriously affect the required fire truck access.
2. The proposed drainage from Lot 24 through Lot 23 is a result of preliminary studies of the existing
storm drain system in Dryden Place that were required by City staff as part of this application
process. It appears from those preliminary studies that the existing 18 inch RCP in Dryden Place is
not large enough to provide adequate drainage for the area it was designed to serve. The solution
proposed by this application is a result of discussions between our engineer and City staff.
3. The irrigation service has been relocated as shown on sheet C-1 .
4. No comment or correction on this item (hydrology study).
5. The approximate grading quantities are shown on sheet C-1 .
6. The legend on sheet C-1 has been revised as requested.
7. The requested note has been added to sheet C-1 .
8. The site plan on sheet 1 has been revised to provide the required back up space.
9. The site plan on sheet 1 has been revised to provide the required 32 foot aisle.
10. The estimated EDU and GPM quantities have been shown on sheet 1.
1 1. The redline comments have been addressed on the revised plans.
12. The check prints are included in this resubmittal package.
