SUBJECT : PIP 86-6
The City has completed a review of the application for a planned industrial permit for development located at the northwest corner of Palomar Airport Road and Palomar Oaks
Way.
It is the Planning Director's determination that the project is consistent with the City's Planned Industrial Zone regulations (Chapter 21.34) and with all other applicable City ordinances and policies. The Planning Director, therefore, recommends approval of this request based on the
following:
Findincrs :
The site indicated by the Planned Industrial Permit is
adequate in size and shape to accommodate the proposed
use, and all yards, spaces, walls, fences, parking,
loading, landscaping, and other features required by
this chapter.
The improvements indicated on the Planned Industrial Permit are located in such a manner to be related to existing and proposed streets and highways.
The improvements as shown on the Planned Industrial Permit are consistent with the intent and purpose of this zone and all adopted development, design, and performance standards as set forth in this chapter.
Conditions:
1) Approval is granted for PIP 86-6 as shown on Exhibits
'IA'' - @'HVw, dated August 12, 1987, on file in the Planning Department and incorporated herein by reference. Development shall occur. substantially as shown unless otherwise noted in these conditions.

All uses established in this structure shall be consistent with Section 21.34.020 (Permitted Uses).
All roof appurtenances shall be shielded from view and
architecturally integrated with the building design.
Unless otherwise stated, this industrial project shall comply with all applicable City Ordinances and requirements.
Approval of this request shall not excuse compliance
with all sections of the Zoning Ordinance and all other applicable City ordinances in effect at time of building permit issuance.
The applicant shall prepare a detailed landscape and
irrigation plan which shall be submitted to and approved
by the Planning Director prior to the issuance of
grading or building permits, whichever occurs first.
All parking lot trees shall be a minimum of 15 gallons in size.
A master plan of the existing onsite trees shall be provided to the Planning Director as part of the final grading plan to -determine which trees shall be required to be preserved prior to the issuance of a grading
permit or a building permit, whichever occurs first.
~ll landscaped areas shall be maintained in a healthy and thriving condition, free from weeds, trash, and
debris.
Any signs proposed for this development shall be designed in conformance with the City's Sign Ordinance
and shall require review and approval of the Planning
Director prior to installation of such signs.
Trash receptacle areas shall be enclosed by a six-foot high masonry wall with gates pursuant to City standards. Location of said receptacles shall be approved by the Planning Director.
All roof appurtenances, including air conditioners, shall be architecturally integrated and concealed from view and the sound buffered from adjacent properties and
streets, pursuant to Building Department Policy No. 80-
6, to the satisfaction of the Directors of Planning and Building.
Building identification and/or addresses shall be placed on all new and existing buildings so as to be plainly

visible from the street or access road: color of
identification and/or addresses shall contrast to their
background color.
No outdoor storage of material shall occur onsite
unless required by the Fire Chief. In such instance a storage plan will be submitted for approval by the Fire Chief and the Planning Director.
All required fire hydrants, water mains, and
appurtenances shall be operational prior to combustible
building materials being located on the project site.
The Developer shall pay an interim Traffic Impact Fee to
be collected at the time of building permit issuance per
City of Carlsbad Ordinance No. 8660.
This project is approved upon the express condition that
building permits will not be issued for development of
the subject property unless the City Engineer determines
that sewer capacity is available at the time of
application for such permits and will continue to be available until time of occupancy.
No grading shall occur outside the limits of the project
unless a letter of permission is obtained from the
0wner.s of the affected properties.
All slopes within this project shall be no steeper than 2:l.
Prior to hauling dirt or construction materials to any proposed construction site within this project the developer shall submit to and receive approval from the City Engineer for the proposed haul route. The developer shall comply with all conditions and requirements the City Engineer may impose with regards to the hauling operation.
The owner of the subject property shall execute a hold harmless agreement regarding drainage across the
adjacent property prior to approval of PIP 86-6 for this
pro j ect .
This project is also approved under the express condition that the applicant pay the public facilities fee adopted by the City Council on July 28, 1987 and as amended from time to time, and any development fees established by the City Council pursuant to Chapter
21.90 of the Carlsbad Municipal Code or other ordinance adopted to implement a growth management system or
facilities and improvement plan and to fulfill the

subdivider's agreement to pay the public facilities fee
dated December 10, 1986, and the agreement to pay the
Growth Management Fee dated December 8, 1986, copies of
which are on file with the City Clerk and are
incorporated by this reference. If the fees are not paid this application will not be consistent with the General Plan and approval for this project shall be void.
