RE : PALOMAR OAKS, BUILDING 4-8 MADISON SQUARE DEVELOPMENT PIP 87-3
Gentlemen:
We have reviewed the landscape plans for the. above project, and find that some modifications are needed to conform to the Conditions of Approval and City policies.
1. The existing oak trees which are to be preserved (Condition
26) are shown with an underplanting of Vinca Major. The irrigation necessary to maintain this ground cover will be
eliminated within the drip line of these trees. The
irrigation should be modified accordingly.

2. The preliminary landscape plan showed a picnic area
southwest of Building 4. Site detail and landscaping to
reflect this use should be shown on the plan.
3. The fern planting west of Building 4 should be irrigated
since the retaining wall will block the spray pattern from the heads below.
4. The "native landscape" slope south of the building is shown with Eucalyptus Sideroxylon and hydroseed. To provide an attractive and natural landscape, additional tree varieties should be included such as oaks and pines (five-gallon size) and groups of shrubs such as Ceanothus and Manzanita (one- gallon size).
