PERMIT January 13, 1992 Henry Worley Associates, Inc. 7875 Convoy Court, Suite A-2 San Diego, CA 92111 SUBJECT: PIP 873(A) - PALOMAR OAKS The City has completed a review of the application for a Planned Industrial Permit for development located on Lots 15-16 inclusive of Carlsbad Tract 80-38 along Palomar Oaks Way. This amendment was initiated when review of adjustment plat 357 by the Planning Department indicated a condition (number 25) of PIP 87-3 which was inconsistent with the request. It required consolidation of lot lines. The project being approved subject to the conditions as listed it is the Planning Director's determination that the project is consistent with the City's Planned Industrial Zone regulations (Chapter 21.34) and with all other applicable City Ordinances and policies. The Planning Director, therefore, recommends approval of this request based on the following: 1) The site indicated by the Planned Industrial Permit is adequate in size and shape to accommodate the proposed use, and all yards, spaces, walls, fences, parking, loading, landscaping, and other features required by this chapter. 2) The improvements indicated on the Planned Industrial Permit are located in such a manner to be related to existing and proposed streets and highways. 3) The improvements as shown on the Planned Industrial Permit are consistent with the intent and purpose of this zone and all adopted development, design, and performance standards as set forth in this chapter. 2075 Las Palmas Drive - Carlsbad, California 92009-4859 - (619) 438-1 161 a Conditions: All conditions of PIP 87-3, with the exception of condition number 25, are incorporated herein by reference. Approval is granted for PIP 87-3(A) as shown on Exhibirs "A" and "B", dated January 1, 1992, on file in the Planning Department and incorporated herein by reference. Development shall occur substantially as shown unless otherwise noted in these conditions. Prior to issuing a building permit the property owner shall submit for an adjustment plat and obtain a certificate of compliance for a lot line adjustment. Prior to issuing a building permit the owner shall provide for mutual access and parking between both parcels of the lot line adjustment to the satisfaction of the City Engineer.
