Dear Eric,
Attached please find revised plans for Carlsbad Oaks Lot 1 , PIP #88-11, for your
review.
Issues of concern listed in your response letter dated April 17, 1989 have been
addressed as follows:
artment lssues
1 ) Landscape plans have been clarified per your phone conversation with Darcy at Roger
Deweese, Inc. & Associates on October 4, 1989, to more accurately reflect the
intentions of the Palomar Airport Road plan and to more specifically identify the planting
materials to be used.
2) Elevations have been revised to accurately reflect the finished grades at the
perimeter of the building.
3) Colored elevations were submitted at the time of initial PIP submittal in a 24" x 36"
format. Cibachrome reductions of these colored elevations were subsequently submitted
on April 26, 1989.
4) SANDAG and FAA responses to this project were also copied to you on April 26, 1989
and should be in your files.
1 ) All 21'-6" driveway aisles have been increased to the full 24' width.

2) Concrete swales in the parking lot aisles have been eliminated and replaced with tipped
sections to direct drainage along the outer edge of the parking spaces.
3) The existing 18" storm drain along the north property line of Lot 1 has been identified
on the architectural and civil site plans, and it has been noted that an easement shall be
granted for this storm drain per the City of Carlsbad requirements. Article IV of the
of Promve Covems for Carw Oaks B- Centec indicates that
"prior to such grant of easements or the obtaining of encroachment permits by the
Association, Declarant shall complete the applicable installation of improvements,
facilities, landscape, and planting." Processing for this easement has been started by
Mark Stevens of Sholders & Sanford Engineers.
Please let me know if any additional materials will be required by the Planning
Department or the Engineering staff, or if you should have any questions about the
material that has been submitted.
Sincerely,
4
