RE LOT 2 SUBDMSION AND PRIVATE STREET EASEMENT
Dear Mr. Bassi,
Enclosed is the proposed Mutual Easement and Maintenance Agreement to be recorded,
following the subdivision map which creates the four lots.
This will be a recorded easement prior to the close of your escrow and is the means by
which you will be entitled to use the private street and will be charged for its maintenance. You will note that Carlsbad Airport Centre will pay for all construction, the owners will be assessed (by suppletnental assessment of the Carlsbad Airport Centre Owners Association) for the maintenance based on the recorded lot area:
Lot 2-1 1.48 acres 24.1% Lot 2-2 2.01 acres 32.6%
Lot 2-3 1.50 acres 24.4% Lot 2-4 lL!isq E!%
Total: 6.15 acres 100%
Enclosed you wi11 find budget assumptions for a three (3) year street maintenance program along with an assessment analysis of your monthly fee based on the gross acreage of your
lot.
