The P1 anning Department has reviewed your P1 anned Industri a1 Permit , appl ication no. PIP 89-08, as to its completeness for processing. The application is incomplete, as submitted. Attached are two lists. The first list is information which must be provided to complete your application. The second list is issues of concern to staff. To help speed processing of the application, it is suggested that all required information on the lists be submitted at one time, as no processing of your application can occur until the application is determined to be complete. When all required materials are submitted the City has 30 days to make this determination. In addition, please note that you have six months from the date the application was initially filed, March .28, 1989 to either resubmit the appjication or to submit the materials necessary to determine your application complete shall be deemed to constitute withdrawal of the application. Label existing dining area, service room, and kitchen to be an employee eating area with no onsite food preparation or sales except for vending machines as per phone conversation of April 21, 1989. Provide outdoor employee eating areas at the rate of 300 square feet for each 5000 square feet of building area. Indoor eating areas are credited on a 1:l basis. Indicate the total square footage for each individual area and provide a table showing the breakdown and grand total. Also provide details, number and locations for required outdoor furniture and trash receptacles for the employee eating areas. Provide 5 copies of a landscape plan including the following: a. Parking lot landscaping. b. Perimeter landscaping for areas that are presently visible from off c. Specify the percentage of parking 1 ot 1 andscapi ng proposed. d. The location of existing trees and proposed new location for those site. to be transplanted onsite. Show the location of existing light poles and their new location onsite if proposed to be retained. Label the compact car parking area. Specify the height, dimensions, area, and type of construction for all proposed signage. The openings on the west and south building elevations don’t match those shown on the site plan. Please correct. There are several errors in the total number of parking spaces indicated for various aisles on the site plan. In addition, the total number of spaces counted was 390 not 394. Please coryect. Correct the zone for the property labeled on the plans to PM. Specific Plan 200 does not apply to this property. ENGINEERING; 1. Include the following information on the site plan: a. All easements - existing fire service/hydrants and 8 inch line. b. Dimensioned location of vehicular access, parking and loading areas, c. Distances between buildings and/or structures. d. Location, height, and materials of walls and fences. e. Driveways and alleys to scale on adjacent and across the street properties for a distance of 100 feet beyond the limits of the site. f. Existing curbs, gutters, sidewalks and existing paving widths within 100 feet on adjacent and across the street properties. typical dimension of spaces and wheel stops. Suggest a roof plan be provided showing how rooftop equipment and vents will be screened from view in addition to being architecturally integrated with the building. Emergency vehicle access due to gates existing and proposed for the driveways to the rear of the building. Lighting of parking areas. A lighting plan will need to be provided after the onsite circulation and parking issues are resolved to show how the parking areas will .be illuminated. ENGINEERING: 1. 2. 3. 4. 5. 6.
