SUBJECT: PLANNED INDUSTRIAL PERMIT 89-8 (CARLTAS FLORAL TRADE CENTER)
Dear Mr. Awbrey:
The Planning and Engineering Departments have completed the review of the revised
plans you submitted on May 15, 1989. There were a number of items that were
required to complete the application that are still missing. Attached is a list
specifying the Planning Department items needed to complete the application.
Enclosed is a second red1 ine check print from the Engineering Department. P1 ease address the items identified and return the redline print with revisions. Should

Outdoor employee eating areas are required at the rate of 300 square feet for each 5,000 square feet of building area. A total of 9,264 square feet is required for the project. Only 8,924 square feet is proposed.
Provide details, the number, and locations of required outdoor furniture
and trash receptacles for the employee eating area. The area must be landscaped or screened so that a sense of privacy is apparent. Outdoor furniture such as metal, wood, or concrete picnic tables, benches/chairs and trash receptacles are acceptable.
The landscape plan shall be labeled "Prel iminary Landscape P1 an" and should
be revised to include the following:
a. The type of trees, groundcover, plants, etc. which are proposed. b. Landscape screening along the western property line. c. Specify the percentage of parking lot landscaping proposed. A minimum of 10% of the required parking area inclusive of driveways
must be landscaped. Landscaping in the building setback areas cannot
be counted toward meeting this requirement.
Show the location of existing light poles and their new location onsite if proposed to be retained.
Specify the height, dimensions, area, and type of construction for proposed monument signs. Signs shall be located so as to not cause sight distance
problems.
The openings on yhe west and south building elevations don't match those shown on the site plan. Please correct (refer to redline check print).
The parking space adjacent to the office in the western most part of the building should be deleted from the plan and the parking summary revised to reflect this. An alternative is to provide a minimum five foot backing area between the space and the building (see redline check print).
Specify which areas of the building are included in the total office square footage of 25,340.
