This is to inform you that the items previously requested to make your Planned Industrial Permit,
application no. PIP 89-14, complete have been received and reviewed by the Planning Department.
It has been determined that the application is now complete for processing. Although the initial
processing of your application may have already begun, the technical acceptance date is
acknowledged by the date of this communication.
Please note that although the application is now considered complete, there may be issues that
could be discovered during project review and/or environmental review. Any issues should be
resolved prior to scheduling the project for public hearing. In addition, the City may request, in
the course of processing the application, that you clarify, amplify, correct, or otherwise supplement
the information required for this application.
The Planning Department will begin processing your application, as of the date of this

ISSUES OF CONCERN
NO. PIP 89-14
Planning:
1. Required parking is short by two spaces.
2. The street elevation on building "B" requires further enhancement. Increased off-sets or
additional architectural features to provide more visual interest would help give the
structure a unique identity.
3. Pavement treatment at project entry to help establish a stronger entryway statement.
4. See comments on site plan and landscape plan.
5. Please return all marked plans with your revised plans.
Ennineerinq:
1. One of the multi-tenant units in Building "A" exceeds the 3,000 square foot maximum area
allowed to use the multi-tenant standards. Either redesign the unit to comply to multi-
tenant standards or provide circulation for 42' radius truck 407-E.
2. Show grading quantities on preliminary grading plan.
3. Label both site plan and preliminary grading plan PIP 89-14.
