Preliminary review of your project was conducted on 10-13-93. Listed below are the
issues raised by staff. Please note that the purpose of a preliminary review is to provide
you with direction and comments on the overall concept of your project. The preliminary
review does not represent an in-depth analvsis of your proiect. Additional issues
of concern mav be raised after vour application is submitted and processed for a
more specific and detailed review.
Overall, The project is of good design and meets or exceeds the requirements of Specific
Plan 181 (A). The project does not have any major design issues that would keep the
Planned Industrial Permit from being approved. What follows are a few minor items that
should be addresses prior to the submittal for a Planned Industrial Permit.

The parking figures should be rounded up to the next highest whole number, and
the truck loading area does not qualify as a parking space.
Provide handicap parking at a ratio of 1 space per 40 parking spaces and label
location on plans.
The parking space exterior of the security gate should be eliminated or redesigned
as not to conflict with cars backing out of the space.
Drive isles shall maintain a minimum width of 24 feet.
The parking as stated is at the minimum requirement for the building. Any future
conversions of floor area to a more intensive use (i.e. warehouse to office or
manufacturing) will require additional parking.
Show treatment for outdoor eating area (i.e. turf/hardscape, furniture, etc.)

7. Provide topographic information on the site plan or if the submittal includes
grading plans, the grading plans will be sufficient.
There was a question raised regarding fencing for the site. Fencing is allowed but the
materials used should be wrought iron or of a similar material and of open design. Chain
link fencing is not acceptable. Any screen wails for storage areas should be masonry
walls, such as for trash enclosures.
