Preliminary review of your project was conducted on August 29, 1991. Listed below are
the issues raised by staff. Please note that the purpose of a preliminary review is to
provide you with direction and comments on the overall concept of your project.

issues of concern may he raised after your application is suhmitted and processed for a
more specific and detailed review.

1. Staff cannot support the proposed "bay door/future parking" design. "Dock-high"
doors are required to provide a 407 D truck radius (60 ft). "Grade-high" doors are
required to provide a 407 E truck radius (42 ft). These standards must be met
regardless of the type of use or tenant occupying the building.
2. The driveway to the north is not an approved ingress/egress.
3. An additional 5 feet in length is required for all "corner" parking stalls.
4. ~ Any walls or fences in the frontyard setback cannot exceed 3 feet in height.
5. All development on this property must meet the requirements of the McClellan-
Palomar Airport Comprehensive Land Use Plan. At a minimum, the proposed
building must be noise attenuated to the level shown on the Airport Noise/Land Use
Compatibility Matrix found within the Land Use Plan.
