The following issues must be addressed prior to the final action by the Planning Director.

The maximum height of walls, including retaining walls, within the building setback is
3 feet. Please revise your plans accordingly.
On sheet A-1 all of the parking staffs along Camino Vida Roble and at the front of the
building scale out to be 15 feet. The minimum depth of a standard parking stall with an
overhang is 17% feet. Please revise your plans to reflect the stated dimensions.
The landscape plans have been forwarded to the Landscape Architect for review,
however, the project has not yet been approved and the review by the Landscape
Architect will be for general comments only. At the time of the formal plan check
submittal, the plan check fee must be paid in accordanci with the fee schedule.
The drainage openings in the parking lot planter islands that are indicated on the grading
planarenotshomonthesiteplan.

willtravelalongthetapoftheretainingwalltotheendofthebuildingandthendown
the slope, where it will outlet to the parking lot. We are CoSlceTned that this arrangement

entrance to the lot as well as adjacent to a loading area. We recommend adding a pipe
or extending the brow ditch to cany this runoff from the end of the building to the street
to avoid this potential problem.

differs from the landscape plan which shows a planter area located between the building
and the parking stalls. Additionally, the building elevations show two 3’ wide doors
located along the same wall. Please note that COIlsideraton should be given for using
these two doors without interference from parked vehicles.

7. Although the truck turning radii have been plotted on the site plan, it is still unclear if
adequate space has been provided for trucks to maneuver in the parking lot area on the
south side of the building. Our original comrnent stated that because of the location of
the trash enclosure, six parking stalls, and the triangular shape of the parking area, it
appears that adequate vehicular circulation will be difEcult to achieve, especially access
to the western most roll-up door. Please revise the site plan to clearly indicate truck
circulation. If it is intended for trucks to drive through the building, then please note that
on the site plan.
8. Please indicate how trucks will be able to access the roll-up door on the north side of the
building without having to use Kellogg Avenue as a backup area.
The following are comments generated by the Carlsbad Water District and can be interpreted as
ConditioIlS which will be applied when the project is approved.
9. A. The entire potable water system, reclaimed warn system and sewer system shall
be evaluated in detail to ensure that adequate capacity, pressure and flow demands canbemet.
B. The developer shall be responsible for all fees, deposits and charges which will
be collected before and/or at the time of issuance of building permits. The San
Diego County Water Authority capacity charge will be collected at issuance of
application for meter installation.
C. Sequentially, the developer's engineer shall do the following:
1. Meet with the City Fie Matshall and establish the fire protection
requirements. Ah obtain G.P.M. demand for domestic and irrigational
needs from the apprapriae parties.
2. Prepare a colored reclaimed water use area map and submit to the
Planning went for processing and approval.
3. Mor to the preparation of sewer, water and reclaimed water improvement
plans, a meeting must be scheduled with the District Engineer for review,
comment and approval of the preliminary system layouts and usages (i.e.
GPM-EDU).
D. Buildingpermitswill~beissuedforthisprojectunlesstheWaterDistricthas
determined that water and sewer facilities are available at the time of application
for such seMce and will continue to be available until time of occupancy.

10. Please review and consider the attached PLAN REVIEW RECOMMENDATIONS
provided by the Carlsbad Police Department.
11. The Carlsbad Fire Department is currently reviewing the application and may have
additional comments You may contact Mike Smith directly at 931-2121 extension 2125.
Please contact me regarding the above listed issues so that we may schedule a meeting and
resolve the issues. I have also enclosed a redlined print describing some of the areas of concern.
