HomeMy WebLinkAboutPIP 95-07; Carlsbad Oaks East Lots 23 & 38; Planned Industrial Permit (PIP)4 _- October 19, 1995 Lany Kloha Suite 750 5355 Mira Sorrento Place San Diego, CA. 92121 SUBJECT PIP 95-07 - CARLSBAD OAKS EAST LOTS 23 AND 38 The City has completed a review of the application for a Planned Industrial Permit for development located at 2805 and 2819 Loker Avenue. It is the Planning Director's determination that the project is consistent with the City's Planned Industrial Zone regulations (Chapter 21.34) and with all other applicable City ordinances and policies. The Planning Director, therefore, APPROVES this request based on the following: rn 1) The site indicated by the Planned Industrial Permit adequate in size and shape to accommodate the proposed use, and all yards, spaces, walls, fences, parking, loading, landscaping, and other features required by this chapter. 2) The improvements indicated on the Planned Industrial Permit located in such a manner to be related to existing and proposed streets and highways. 3) The improvements as shown on the Planned Industrial Permit consistent with the intent and purpose of this zone and all adopted development, design, and performance standards as set forth in this chapter. - Conditions: 1) Approval is granted for PIP 95-07 as shown on Exhibits "A"-"G", dated September 18, 1995, on file in the Planning Department and incorporated herein by reference. Development shall occur substantially as shown unless otherwise noted in these conditions. 2) All uses established in this structure shall be consistent with Section 21.34.020 (Permitted Uses). 2075 Las Palmas Drive - Carlsbad. California 92009-1 576 - (61 9) 438-1 161 @ All roof appurtenances shall be shielded from view and architecturally integrated with the building design. Unless otheNvise stated, this industrial project shall comply with all applicable City ordinances and requirements. The identified uses (offlce, manufacturing, warehouse) shall be stipulated on a recorded deed restriction. The pupose of the restiction is to guarantee that uses will not occupy the building which collectlively will require more parking than will be available. Meandering sidewalks shall be provided within the east and west planter amas adjacent to the building to the satisfaction of the Planning Director for the purpose of providing pedestrian access other than the circulation aisles from the front of the building to the rear of the building. Plans and/or specifications for fire alarm systems, fire hydrants, automatic fire sprinkler systems and other fire protection systems shall be submitted to the Fire Department and approved prior to construction. All buildings having an aggregate floor area in excess of 10,OOO square feet must be protected by automatic fire sprinkler systems. Plans and specifications must be approved by the Fire Department, and a permit obtained prior to installation. I Prior to building permit issuance, the property Owner shall pay a one-time special development tax in accordance with City Council Resolution No. 91-39. Prior to building permit issuance, the Owner shall pay drainage area fees in accordance with the Master Drainage Plan. Pretreatment of the sanitary sewer discharge from this project may be required. In addition to the requirements for a sewer connection permit the applicant shall conform to the requirements of Chapter 13.16 of the Carlsbad Municipal Code. The applicantshall apply for an industrial waste water discharge permit concurrently with the building permit for this project. Prior to hauling dirt or construction materials to or from any proposed construction site within this project, the applicant shall submit to and receive approval from the City Engineer for the proposed haul route. The applicant shall comply with all conditions and requirements the City Engineer may impose with regards to the hauling operation. The applicant shall comply with the City’s requirements of the National Pollutant Discharge Elimination System (NPDES) permit. Plans for such improvements shall be approved by the City Engineer prior to building permit issuance. 14. Prior to issuance of building permit, the applicant shall obtain approval of a lot line aaustment to consolidate the project’s two lots into one lot. 15. Prior to installation of the driveway aprons on Loker Avenue, the applicant shall obtain a right-of-way permit from the City of Carisbad. In addition, it is recommended that the attached memo dated September 5,1995 to the Planning Department from the Police DepartmenVCrime Prevention be reviewed and taken into consideration when working drawings are prepared for submittal to the Building Department for building permit.
