APPLlCATlON FOR TENTATIVE PARCEL MAP HOMES FOR INDUSTRY, MS 9545
Thank you for applying for a tentative parcel map in the Ci of Carlsbad. The Engineering
Department has reviewed your application as to its completeness for processing.
The application is incomplete, as submitted. For your reference, attached are two lists. The first
list is the items that are required to complete your application. Please submit these items
simultaneously, along with a copy of this list, at the Community Development Building counter,
2075 Las Palmas Drive, Carlsbad. Once all required materials are submitted, the Ci will have
30 days to make a determination of completeness. Once the application is determined to be complete, the City will initiate processing on the application for a decision.
Please note that you are allowed six months from the date this application was initially filed, September 5,1995, to either submit the required information or resubmit the application. If either
the materials necessary to determine your application complete or a new application are not
submitted by the end of this six month period, the application shall be deemed to be withdrawn.
Once an application is withdrawn or deemed withdrawn, a new application will be required for
this project.
The second list is issues of concern to Ci staff. These issues must also be addressed before
a decision can be considered for this tentative parcel map application. The Ci’s Planning
Department will forward to you a separate letter regarding the status and issues, if any, of the
Planned Industrial Permit and Planned Unit Development applications for this project.
Please direct all communication on this application to Kenneth Quon, who is the engineer
assigned to process and review this project. To better assist you in the tentative map process,
please include a reference to the above lied application number in all correspondence with the
City.

ITEMS NEEDED
TO COMPLETE APPLICATION
A legal description of the subdivision noted on the plans.
The dimension of each lot line for each individual lot.
Grades of the parking lot sufficient to indicate rate and direction of drainage. The City
recommends a minimum rate of 1 .O%.
ISSUES OF CONCERN
The parking lot is to be designed so that a minimum 42’ truck turning radius can be
accommodated in all areas. This radius is in accordance with Caltrans Highway Design Manual, Figure 407E. It appears that the loading area at the north end by Parcel 4 does
not meet this standard.
The dimensions for the travel way on the typical street cross section are incorrect.
Additionally, sidewalk exists on only one side of Kellogg Avenue.
The dimensions of the proposed trash enclosures appear to be 10’ x lo’, which does not
match the City’s standard for a trash enclosure, (City standard drawing GS-15 and GS- 6). We suggest reducing the number of trash enclosures and enlarge the remaining facilities
to meet the required size.
This project is to comply with the City’s requirements of the National Pollutant Discharge
Elimination System (NPDES) permit. This permit requires the project to provide best
management practices to reduce surface pollutants to an acceptable level prior to
discharge to the public storm drain system. Please indicate on the plans the method to
be utilized for meeting this requirement, including any loading areas located in a sump.
Examples of methods and practices used on other previously approved industrial projects
include the installation of a modified inlet containing a filter to treat surface runoff; or
directing surface runoff through a lengthy grass lined area prior to discharge into the
storm drain.
Attached is a red-lined check print of the project. Please return the red-lined plans with the
corrected plans to assist us in our continued review.
