The proposed lot split will require an application for a Minor Subdivision and for a Covenant of Easement. A Minor Subdivision is required for a subdivision of four or fewer lots. A Covenant of Easement is required to assure that public access is provided and main dined to both lots. P 2. The site plan should include truck turning radii to clearly indicate that trucks are able to access and circulate on the site. Small commercial and light industrial projects require access and circulation for a 42’ truck in accordance with Caltrans Highway Design Manual Figure 407E. Industrial and large commercial projects shall provide for a 60’ semi-tractor trailer, in accordance with Caltrans Highway Design Manual Figure 407D. 3. Please note that the monument sign proposed at at the corner of Kellogg Avenue and Camino Vida Roble should be located so that sight distance at the intersection is not reduced or impaired. 4. The project site should be evaluated relative to disabled pedestrian access requirements, as additional sidewalk may be required. Attached is a red lined check print.
