COMPLETENESS REVIEW AND INITIAL ISSUES STATEMENT
CARLSBAD AIRPORT CENTRE - PARCEL 1, PIP 96-01
The Engineering Department has completed its review of the subject project for application completeness. The application and plans submitted for this project are incomplete and
unsuitable for further engineering review due to the following missing or incomplete items:
1. Average Daily Traffic generated by the project, broken down by separate uses.
2. Typical street cross section for Edison Place. Please also note on the plans that Edison
Place is a private street.
3. Sewer lines to demonstrate how sewer service will be provided to the project.
4. Earthwork volumes; cut, fill, import, and export.
5. A geotechnical report which discusses the soils analysis, design criteria, drainage
requirements, and other items related to the retaining wall proposed along the west side
of the building. Please delineate on the grading plan the drainage ditch along the retaining wall, which is shown on the building elevations, and any other proposed drainage facilities for this structure.
In addition, the Engineering Department made a preliminary review of the project for Engineering
issues. Engineering issues which need to be resolved or adequately addressed prior to
conditioning of the project are as follows:
1. Please indicate what the elevations called out on the grading plan represent, such as top
of curb (TC) or, flow line (FL), or finished surface (FS).
2. The appliant should contact the Carlsbad Municipal Water District to determine if water
meters are allowed directly beneath the driveway entrance to the project, or whether
these facilities should be relocated out of traffic areas.
Attached is a redtined check print set of the project. Please forward this plan set to the applicant
for corrections and changes as noted. The applicant must return this plan set with the corrected
plans to assist us in our continued review. If you have questions regarding any of the comments
