SUBJECT: Response to Civil Engineering Issues PIP 96-03
Hunsaker - Carlsbad I
The following is in response to your letter dated January 10, 1997.

Average daily traffic for the proposed project is based on a proposed Industrial Business
Park facility. The SANDAG estimated weekly vehicle trip generation rate is 16/1000
square feet or for this project would result in 1,640 daily trips.
The conceptual grading plan originally submitted contained earthwork volumes on the
submittal cover sheet. These volumes have been included on the conceptual grading plan
also.
Elevations of the top and bottom of the wall located along the south end of the building
are shown on the plans.
Attachment to the EIA has been prepared which discusses each element of the proposed
project.
Issues of Concern
1. Existing facilities were indicated as such on the conceptual grading plan submitted.
This notation has been modified to clearly delineate existing improvements.
Improvement plans drawing numbers which detail these installations are shown on the
grading plan.

The driveway on Loker Avenue has been moved to the West to assure adequate site
distance. A profile of the driveway is contained with the grading plan as requested. The
driveway has been increased from 35 to 36 feet as requested.
Site distances have been included on grading plan as requested.
All utility easements are shown on grading plan as requested. The slope has been taken
out of the easement as requested. Minor grading of existing surface profile is proposed to
fit finished building floor elevations as shown.
Proposed sewer tie-in is located along the northern property line into sanitary sewer
easement area.
The grading plan has been revised to include the removal of slope in the easement and
additional site storm drainage inlets as required.
A fossil filter catch basin filtration system will be included as part of the storm drain
system as shown on the grading plan.
