ISSUES OF CONCERN
Planning:
1. The plans show a total structure height of 37'9", within which is a 48-60" parapet.
The maximum height allowed on this site is 35'. Architectural protrusions (e.g.,
parapets) are allowed to exceed this height only if offsetting increases in setbacks
are provided. Thus, for a 2 X' increase in height (to 37'9"), you would have to
increase your setbacks by 2 Yir. Staff suggests that the best solution is to bring
the total building height down to a maximum of 35' if possible.
2. Please note that all setbacks must be fully landscaped and that no parking overhang
into the landscaped areas is allowed.
3. The project must comply with all performance standards contained in the Specific
Plan.
4. As we have discussed, the project must comply with a of the landscaping
requirements contained in the Specific Plan. You will be required to obtain approval
of a final (detailed) Landscape Plan as a condition of approval.
