Dear Elaine :
Pursuant to your letter dated March 1 j PIP 1, 1997, declaring the above reference(
Submittal complete, and the subsequent letter titled: Issues of Concern; I am
submitting the following clarification-information in response to the aforementioned
correspondence.

The proposed use of the referenced project remains warehouse with typical
officekales use areas. The warehouse area functions as a flexible space that
accommodates receiving bulk cut flowers and the redistribution of those flowers in a bulk form that meets the sales order quantities. Typical clients are
area super markets etc. There is no other defining break down of the
warehouse area. The plans have been delineated with the requested use and
square footage information.
Please find attached a properly completed Disclosure Statement and copy
of title documents that show the appropriate corresponding ownership of
subject property.
The project data portion of the plans have been clarified with defining notes.
The original information provided remains as stated. The Gross Lot Area is
2.9 acres and the Net Lot Area (meaning the area of lot remaining after the
undevelopable portions are removed) is 2.4 acres. This provides subject
property with an 83% Gross Lot Coverage percentage.
The parking ratio typo of 1 space per 400 sf for office has been corrected. The
actual number of spaces was calculated using the 250 sf requirement,
therefore the amount of calculated parking remains the same.
An employee eating area has been provided. Please see appropriate labeling
of space on the revised plans.
Supplemental information has been added to the plan(s) and elevation
drawings for clarification to the buildings physical parameters. In addition an
artist rendering of the pertinent facades has been commissioned and included along with a materials samples board for your review and approval.

7. This project meets and/or exceeds the architectural guidelines contained in
the Specific Plan. Please see submitted information described in item number
6 above.
8. The roof plan has been updated with requested information.
9. The civil plan shows requested information. The site is a balanced site with
0% import and 0% export.
