SUBJECT: PIP 97-11 - SEA LION COMMERCE CENTRE
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning Department has
reviewed your Planned Industrial Permit, application no. PIP 97-1 1, as to its completeness for
processing.
The application is incomplete, as submitted. Attached are two lists. The first list is information which
must be submitted to complete your application. This list of items must be submitted directly to your
staff planner by appointment. All list items must be submitted simultaneously and a copy of this
list must be included with your submittals. No processing of your application can occur until the
application is determined to be complete. The second list is issues of concern to staff. When all required
materials are submitted the City has 30 days to make a determination of completeness. If the application
is determined to be complete, processing for a decision on the application will be initiated. In addition,
please note that you have six months from the date the application was initially filed, October 14, 1997,
to either resubmit the application or submit the required information. Failure to resubmit the application
or to submit the materials necessary to determine your application complete shall be deemed to constitute
withdrawal of the application. If an application is withdrawn or deemed withdrawn, a new application
must be submitted.

TO COMPLETE THE APPLICATION

Planning:
There are no planning items needed to complete the application.
Engineering:
1. . Clarify name of OwnerlApplicant; should match Title Report.
2. Show correct street address for the project.
3. Show all existing or proposed public and private easements. Specifically, plot Title
Report items No. 6, 7, 12, and 13.
4. Show existing topographic contours within a 100 foot perimeter of the boundaries
of the site.
5. Show existing cul-de-sac; full bulb and a portion of the straight street section. Also
show all existing utilities.
ISSUES OF CONCERN
Planning:
1. While not an issue of concern it should be noted that the project will be conditioned
to place a deed restriction on site to indicate what uses have been parked, that these uses
will be retained, and that no other uses requiring additional parking shall be allowed without
the creation of additional parking.
Engineering:
1. The drainage design must meet Engineering standards. Design must adhere to the
provisions of the National Pollutant Discharge Elimination System. Specifically, show how
you meet this requirement for the portion of the drainage not going through the grass lined
swale. Show the grass lined swale in the landscape plan.
2. Show the type of entrance driveway in the site plan to be the same as the one in
the grading plan.
Please return the redlined check print with the corrected plans to assist us in our review.
