Signage
Dear Mr. Wayne:
This company is the developer of the soon to be completed Palomar Crest Corporate Center,
located at the northeast comer of Loker Avenue West and Palomar Airport Road. Our project is
an 82,000 sq.ft. multi-tenant office building. We expect to have from as few as three to as many
as eighteen tenants. Our “major tenants” will most likely be in the 20,000 to 40,000 sq.ft. size
range.
The attached drawings illustrate our proposed signage at Palomar Crest Corporate Center. In
preliminary review with Greg Fisher, we found that the sign code for this zone (PM) provides
adequate signage for single tenant office or industrial buildings, multi-building office or
industrial projects, and multi-tenant industrial buildings. It does not, however, provide for
adequate signage for a multi-tenant office building.
The major inequity for multi-tenant office in the PM zone is the absence of building signage. Our
major tenants would warrant a large (up to 200 sq.ft.) building sign, if they were in a single-
tenant building in this zone, whether stand-alone or part of a multi-building project. In other
words, our tenants are not allowed the same signage allowed to other, similar tenants in the same
zone. This is only true of multi-tenant office buildings in the PM zone.
Multi-tenant industrial in this zone is allowed a sign for each tenant entry, even if the tenant is
1,000 sq.ft. in size. The “gap” in the middle of the PM zone sign code is our project, and others
like it. We propose 2 or 3 building tenant signs, each located on a different face of the building.
The proposed signs are for the purpose of identifying major tenants in our building, for their
identity, and for the convenience of their visitors. An industrial project with as many tenants as
we have is entitled to one (smaller) entry sign for each tenant, with no limit in number.
Each building tenant fascia sign (Signs 2,3, and 4 on the attached) is roughly 26 to 34 sq.ft.,
depending upon letter size. The three building signs therefore total less than one-half of what
would be allowed for a much smaller single-tenant project. The proposed building signs would
be solid cut-out letters, finished with either brushed aluminum or compatible paint finish, to
contrast with the background building fascia.

The monument and directional ground signage in the attached is adequate for our use, and I
understand that they are compatible with the PM ordinance.
We request that you please review the enclosed, and approve of our proposed sign installation.
The enclosed is conceptual only, and we understand that detailed drawings and a full application
will be required prior to permit. We believe the attached to be a tasteful signage program, within
the intent of the existing code, and consistent with other multi-tenant office installations in the
City of Carlsbad.
