SUBJECT: PIP 98-03 Cornerstone Corporate Center
Dear Clyde:
We are writing this letter in response to issues raised during your review of the.PIP submittal for
Cornerstone Corporate Center, Lot 7. Our response follows the order presented on that list.
1. We have proposed a new boundary adjustment for the project as a result of comments raised
by the Planning Department. We had to relocate the proposed trash enclosure away from
Palomar Oaks Way, in doing so we need to revise the lot lines to position the trash enclosure
within Lot 7. The new boundary adjustment has been assigned No. 536 and is in second plan
check. We have a building permit for Lot No. 8 and this building is currently under
construction. We do not see why there would be a need to amend the Lot 8 PIP. Reciprocal
access for circulation access drainage are accommodated within the project’s CC&R’s. A
copy has been submitted for review and is consistent with what as reviewed and approved for
the other Lots 8 and 11 which are under construction at this time.
2. We have an approved P.U.D. for this project, which shows the overall circulation, drainage,
grading, etc., supporting the development of this project. This is the final lot to be developed
and will complete the site improvements. Backbone grading and drainage improvements
have been constructed per drawing No. 355-2A. This information has been noted on C1 of
the PIP drawing.
3. Noted. We will revise the notes on the PIP drawings as suggested.
4. All driveways and intersections within 300 feet of the project will be shown on the drawings.
5. Notes 2,3, and 8 on Sheet C1 have been revised as suggested.
6. This reference has been removed from the drawing.
7. The existing 18” RCP storm drain has been removed and replaced by a 24” RCP storm drain.
The existing B inlet has been modified by extending the opening, as recommended in the
approved drainage study for the project. This project does not redirect drainage; it connects
to the existing system as was previously designed with the original development.
