SUBJECT: PIP 98-05 - CORNERSTONE CORPORATE CENTER
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Planned industrial Permit, application no. PIP 98-05, as to
its completeness for processing.
The application is complete, as submitted. Although the initial processing of your
application may have already begun, the technical acceptance date is acknowledged by the
date of this communication. The City may, in the course of processing the application,
request that you clarify, amplify, correct, or otherwise, supplement the basic information
required for the application. In addition, you should also be aware that various design
issues may exist. These issues must be addressed before this application can be scheduled
for a hearing. The Planning Department will begin processing your application as of the
date of this communication.

ISSUES OF CONCERN
NO. PIP 98-05
Planning:
1. The landscape plans (Sheet L1 Plant Material Legend) indicate that a biologist report
was prepared. Please provide this report for staffs review. There is a concern that
the Western parking area and retaining walls encroach into the native habitat.
2. Although the project is within 1000 feet of an existing mini-park, the project would
benefit from an outdoor employee eating/break area. Possibly in the Northern open
triangular area of the building, adjacent to the Handicap parking area, along the
Southwestern landscape area adjacent to the building or one of the Northern
landscape areas in the parking lot. Please consider adding this amenity as the
existing developments also depend on the parks heavily and they are used
frequently.
3. Please review the trash enclosure area. Please show how the bins are to be
accessed for service. It appears the mechanical yard precludes access to the trash
bins.
4. Please provide a letter of approval for the project from the Carlsbad Airport Centre
Owners’ Association.
5. If plans are resubmitted because of any redesign, please include the Planned
Industrial Permit number on the plans and have all the plans collated together (i.e.
combine the grading plans with the building plans into one complete set).
Engineering:
I. Please consider adding a section of raised curb at the project entrance or devise some
other alternative to avoid an awkward 5-legged intersection.
Attached is a redlined check print set of the project. Please return this plan set with the
corrected plans to assist us in our continued review. If you have questions regarding any of the
