SUBJECT: PIP 99-01 - Carlsbad Oaks Lot 7
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Planned Industrial Permit, application no. PIP 99-01, as to
its completeness for processing.
The items requested from you earlier to make your Planned Industrial Permit, application
no. PIP 99-01 complete have been received and reviewed by the Planning Department. It
has been determined that the application is now complete for processing. Although the
initial processing of your application may have already begun, the technical acceptance
date is acknowledged by the date of this communication.
Please note that although the application is now considered complete, there may be issues
that could be discovered during project review and/or environmental review. Any issues
should be resolved prior to scheduling the project for public hearing. In addition, the City
may request, in the course of processing the application, that you clarify, amplify, correct,
or otherwise, supplement the basic information required for the application.

ISSUES OF CONCERN

1. Please revise the proposed retaining wall to include additional planting material
(between the midpoint and top of wall).

On the site plan, sheet A-I, the side property lines 'are shown midway between the
slopes suggesting that cross lot drainage is proposed. Revise plans so that the subject
lot does not drain onto the adjacent lots as is shown on the grading plan, sheet C-1 .
Grade level bay doors are shown along the north elevation yet no truck access is
provided. The site plan and grading plan indicate that parking stalls, curb, and
landscaping is proposed in front of these doors. If the bays are mistakenly shown on the
elevations, please remove them from the plan. Otherwise, redesign the circulation to
permit truck access to the bays.
According to the top-of-wall/bottom-of-wall elevation at the midpoint of the retaining
wall, the wall height is 4.5 feet high, not 6 feet. Please revise accordingly.
