Dear Dean:
Pursuant to our conversation, below is a recap of our discussion regarding Wells Fargo Bank’s
sign requirements and the information that you asked for.
1. Monument Signage
Wells Fargo will pursue a variance to add a monument sign approximately 100 feet from
Palomar Airport Road on Camino Vida Roble. I’ve attached letters from the Landlord
for Debra’s approval for both landlord entities (see #3 below), so we can take it to the
City of Carlsbad.
2. Wells Fargo will have the sign within 75 feet of both sides of the Genesys sign. The sign
to the west of the Genesys sign will come with the space; the sign to the northeast will be
purchased from Kinzan.com. We have offered a one-time payment of $10,000. Both
signs will be Wells Fargo’s for their exclusive right throughout the term of their lease and
their options.
3. There is an internal partnership change that is taking place. The current corporate name
is Carlsbad Summit, LLC. The contact for this deal is as follows:

Their corporate name for the project will be Buie-Bonita Meadows, LLC, A California
Limited Liability Company upon the closing, which appears to be within the next
couple of weeks.
4. The Landlord has been dealing with Paul Godwin of the City of Carlsbad Planning
Department (760) 602-4600. Matt Root of the Carlsbad Summit, LLC has been talking to
Paul and will continue to be the point person for this deal.

Dear Paul:
This letter is to confirm that Wells Fargo has authority from Buie-Bonita Meadows, LLC, A
California Limited Liability Company, as owners of the above referenced property in Carlsbad,
California, to pursue a variance for a monument sign to within 10'0 feet of Palomar Airport Road
on Camino Vi& Roble. Wells Fargo will be a tenant in our building and, as a condition of the
deal, will be pursuing this monument sign.
