Lessee is aware hat Suite A-1 is leased to a hair salon who may cunently offar some of the same
services as Lessee and that neither Lessec or the hair salon has EXClUSiVC right to these seMca subsequent to this lease during the primary term and the option, if exercised. Les-or shall not
lease space in the building to any other tenant whose primary business is the sale of cosmetics,
lingerie, massage, facial and waxing services or any related uses.
64A. SIGNAGE:
Lessee shall be allowed to install signage about the premiss at its sole expm as follows:
a) On the wood facsia facing the street in the former location and size of the sign of
the former “kitc store” provided Lessee may shift sign to the east with City of

65A. ,mSH AND CARDBOARD BO?U?,S:
Basic trash service is included with the lease and it is provided to all tenants in the center.
Lessee shall be responsible to flatten all cardboard boxes prior to placemcnt h the dumpster and
Lessee shall monitor its use of the dumpstcr to avoid filling it completely such that there is no
room for the other tenant’s trash. In the event Lessee’s use of the trash becomes excessive and it
begins to exceed the dumpster capacity on a regular basis, it shall be Lessee’s responsibility to
pay for increased sexvice or alternatively, Lessec shall contract with another provider at its sole expense to remove its excess boxes or trash from the premises.
66A. LIMIT ON OPERATING EXPENSE INCREASES;
Lessct’s responsibility to pay increases over the base year expenses shall be limited to no more
than seven percent (7%) per year as compared with the previous year. The totd building
expenses for 2003 wcre $59,524.00. If for example purposes only, this was the total mpsnsss for 2004 and the expenses for 2005 wen S67,000.00, Lessee’s contribution would be Ihited to
no more than $458.33. ($59,524.00 x 1.07 = 63,690.68 - 53,524.00 = $4,166.68 x 11.06? 9
