Pat & Oscar's

San Diego, CA 92126
SUBJECT: PAT & OSCAR'S SIGN PERMIT PS 07-129
Dear Mr. Middleton,
Ttiis letter is in regard to your application for a sign permit for ttie Pat & Oscar's
restaurant located at 965 Palomar Airport Road, in the City of Carlsbad.
The sign application proposes a monument sign on a piece of property that is not part of
the Pat & Oscar's site. Off-site signs are prohibited by the Sign Ordinance, Chapter
21.41.030 of the Carlsbad Municipal Code.
Also, the proposed sign is 50 square feet. The Pat & Oscar's building has 55 lineal feet
of street frontage. The site is in the Commercial Visitor Serving Overlay Zone in which
the total signage allowance is calculated at one square foot of signage per lineal foot of
building frontage so the total allowance for signage at the site is 55 square feet. 44
square feet have been used for the two existing wall signs permitted on February 20,
2001 by sign permit PS 01-13. Eleven square feet of potential sign footage remain.
Please amend the sign application to propose an on-site sign and location that conforms
to the allowable square footage.
If you have any questions please call me at (760) 602-4619.
Thank you,
DEBORAH MILAM

Re: Proposed Monument sign Application
Pat & Oscar's #11
965 Palomar Airport Road
Carisbad, CA. 92011
Dear Van,
Pat & Oscar's is submitting an application for a monument sign at our existing location
on Palomar Airport Rd. We are a separate parcel along with the COSTCO Wholesale parcel.
The site has two free standing monument signs identifying COSTCO only and none identifying
Pat & Oscar's.
We have approached COSTCO in the past to go on their signs and have rejected the idea because it
would reduce their signage. We re-approached COSTCO recently and they said they would support us
and allow us to have our own monument sign. They have signed the application as owner because the
sign would go their parcel. We desire our own identity and sign anyway.
Our building is situated behind a 50 foot landscaped setback and mound along Palomar Airport Rd.
which has fully developed with matured bushes and trees. The building signs which were almost 85% visible
when the project was first opened are now 10 to 15% visible from the street as you are traveling West on
Palomar Airport Rd. People traveling West cannot see our building signs long enough to know we are there.
The posted speed limit is 35 MPH but we know the speed is more, which decreases recognition of our location
and building.
If you travel West on the far right lane, which becomes a right turn only, you can not see our side sign and
our front sign until you get to the comer/ signal. It is even worse from the center and
left lanes because if you could see our building or signs, you cannot get over to the right lane in time to get to
our parcel. This is situation and condition has worsened since the West side of Carlsbad has been developing over the
past few years.
We are not COSTCO and have no recognition with them or them with us. We are very much in competition with
other grandfathered restaurants with better signage and better visibility. We still have guests tell us, to this day,
they did not know we were there. Compared to our other restaurants with better recognition and signage, this
restaurant does not perform as well as we feel it should because of visibility.
We strongly feel that if we had more visible signage on Palomar Airport Road with a small monument sign
6' X 6' per the code that meet this would help bring in more customers and at least let them know where we are.
We are on the going home side of the road and we are primarily a family dinner restaurant. Better signage
would let his would help our dinner business tremendously as well.
We are on a separate parcel and the ONLY other tenant with COSTCO and therefore there are no other competitors
for signs. We respectfully request your review and consideration to allow us to have our own identification on Palomar
Airport Road.
The sign will meet all code requirements per the attached submittals.
If you have any questions or need any further information, please contact me at 858-695-8500 X3218.
Sincerely
Jim Middleton
