for potential sight distance and visibility issues. Additional information must supplement
this application showing how the proposed signage will not encroach into the public right-
of-way or present a traffic hazard. Page 3 of 4 illustrates an example for what would be
required for such proposed signs.

SITE PLAN REQUIREMENT FOR POLE, MONUMENT, AND FREESTANDING SIGN
APPLICATIONS
The following example illustrates the information that is required for all pole, monument, and
freestanding sign permit applications. Prior to approval, all such proposed signs must be reviewed
for potential issues by the Transportation Department, which will not allow signs to be approved
over the counter. Additional time will be required for on-site inspection.

Relationship to Streets: Signs shall be designed and located so as not to interfere with the
unobstructed clear view of the public right-of-way and nearby traffic regulatory signs of any
pedestrian, bicyclist or motor vehicle driver.

Dear Mr. Foss,
We represent the owner of the above referenced property. One of our tenants, Islands Restaurant LP,
is requesting signage to be placed on the west elevation of the building facing Armada Drive. This
signage has been approved by the landlord.
We have been informed by Islands that their request to the City to have this sign installed has been
denied based on the fact that, per the attached signage criteria, only two signs are permitted for this
building. Jenny Craig, another tenant, currently has two signs on this building; one also located on
the west elevation facing Annada Drive and another on the south elevation of the property (Per
attached sign criteria). I would be very grateful if you could assist us in amending the current sign
criteria for this particular property. It is important to the landlord, during the current economic
climate, to maintain a positive relationship with both of these tenants, and we would appreciate any
help you can give us in reaching a solution to our request.

Ocean Terrace Sign Criteria
Monument Signage
1. Monument signage shall be located in the positions shown on the attached plan
and elevation.
2. Signs shall consist of individual letters mounted to monument surfaces.
3. Maximum letter height shall be 12" maximum. Maximum sign area shall be in
accordance with Attachment 11A'' for lot 9, and Attachment "B" for Lot 10.
4. Individual letters may be in Tenant's own font.
5. Letters shall be %" deep aluminum, horizontal brushed face, satin sides with dear
anodized finish, mounted to wall in accordance with details provided by landlord.
6. Signs may be lighted with spodights located on ground surface in front of sign faee.
7. Tenant shall pay for all costs related to the sign, (material, sales tax, installation, permits,
electrical installation costs, electrical power and maintenance of the sign.
8. Approval shall be obtained from the Carlsbad Ranch Design Review Board prior to
submitting a sign permit application to the City of Carlsbad. Evidence of the Carlsbad
Ranch Design Review Board approval shall be included with the sign permit application.

Building Signage
1. Building signs shall be located in the positions shown on the attached plan and elevation.
2. Signs shall consist of individual letters mounted to building surfaces.
3. Maximum letter height shall be 18". Maximum sign area shall be in accordance with
Attachments "C", "0", "E'', "F", 11G" and "H".
3. Individual letters may be in Tenant's own font.
5. letters shall be 2" (minimum) to 3" deep, fabricated aluminum, horizontal brushed face,
brushed sides, with clear anodized finish, mounted to wall in accordance with details
provided by landlord.
6. letters will be non-illuminated. No electrical signage will be allowed.
7. Tenant shall pay for all costs related to the sign, (material, sales tax, installation, permits,
and maintenance of the sign.
8. Approval shall be obtained from the Carlsbad Ranch Design Review Board prior to
submitting a sign permit application to the City of Carlsbad. Evidence of the Carlsbad
Ranch Design Review Board approval shall be included with the sign permit application.

~ INTRODUCTION
All signs at Ocean Terrace Corporate Center are controlled by these
Signage Guidelines. These Guidelines will contribute to the vitality
and value of Ocean Terrace Corporate Center, and have been
carefully planned to maximize marketing opportunities for tenants,
and to respond to the image objectives of Ocean Terrace Corporate
Center and the spirit of the City of Carlsbad sign code.
The "Sign standard• section reviews the types of signs allowed
including their form, materials, colors and placement
This sign program for Ocean Terrace Corporate Center has been
developed within the master Ocean Terrace Corporate Center
Slgnage Guidelines and all individual tenant sign plans shall be
submitted to Landlord for architectural review and approval prior to
city submittal.
The property owner is responsible for final Interpretations of the
Guidelines, and at their discretion, may modify them to
accommodate unforeseen circumstances. The purpose of this review
will be to maintain quality and consistency of signage with building
design and compatibility at Ocean Terrace Corporate Center.
Submittal requirements • All sign plans shall depict letter size, style
and color, fabrication, attachment and power supply methods (where
applicable), overall slgnage area dimensions and building elevations
to scale illustrating signage placement (minimum scale 1/16• =
1'·0·).
Please Note: It is to everyone'S advantage to have appropriate and
complementary signage. Therefore, conformance to the intent as
well as the wording of these Guidelines Is critical to the success of
the overall program.

; SIGN STANDARDS GUIDELINES
1. Tenant names or logo or both are allowed.
2. The height of each sign character letters and logos will not exceed 2'-0" except as provided for herein. No
leHer or logo height will be more than 80% of the horizontal and vertical dimensions, between other archHectural
features, of the flat wall area where the signage is placed.
3. To ensure architectural integrity to the building facade, the use of all sign colors, details and materials will be
subject to landlord's approval. Tenants must provide complete shop drawings, indicating dimensions, materials and
colors as well as a building elevation drawing, in color, with the signs shown in place and to scale. A minimum of
two sets must be submitted to the landlord for written approval prior to fabrication and installation.
4. Miscellaneous:
A. Aashing, moving or audible signs will not be permiHed.
B. No exposed conduit or raceways will be permitted.
C. No box signs will be permitted.
0. All conductors, transformers and other equipment shall be concealed.
E. All penetrations of building structure required for sign installation shall be neatly sealed in a watertight condition.
F. Tenant shall be fully responsible for the actions and operations of their contracted sign installer. All sign companies
working on site at any time must have a current state license {C45) and a minimum of $1,000,000 current insurance coverage.
G. No signmaker's labels or other identification will be permitted on the exposed surface of signs.
H. Wording of signs shall not include the product sold except as a part of Tenant's trade name.
I. Tenant shall leave the fascia area in good condition, normal wear and tear excepted. Without limitation, Tenant sha!! specifically
be required to fill in a workmanlike manner any holes left in the fascia by removal of the sign and conduit.
J. Sign contractor must obtain a city permit and obtain a final inspection from the city.
K. All tenants must submit one (1) set of colored and two (2) sets of black and white drawings for proposed new signage
to the owner's representative lor approval prior to submitting to the city. Signs must be shown to scale on the
building elevations. Also include construction, installation details and electrical loads (if applicable).
l. No sign shall be painted directly onto a wall or surface of any building.
M. Banners, pennants, or temporary signs may not be displayed on any building or in the parking area,
temporary signs may not be placed on the inside surface window or hung closer than six (6) inches behind the inside
window.
~ SIGN FACTORS
All signs, regardless of type, are affected by
eight sign factors. Each of them is described for
every type of sign, in detail, throughout these
Guidelines.
These are:
1. Function:
The purpose of the sign.
2. Placement:
The position of the sign relative to
roadways and other features.
3. Quantity:
The number of signs allowed.
4. Size:
The area of the sign.
5. Material:
The range of materials and colors
from which the sign can be built.
6. Illumination:
The method of lighting.
7. Installation:
Instructions for installing or mounting.
a. Landscaping:
The treatment of landscaping around the sign.
