sign elevations containing the following information:
1. North arrow and scale.
2. Location of existing buildings or structures, parking areas, and vehicular access points to the
property.
3. Location of all existing and proposed signs for the property.
4. Distance to the property line(s) for all proposed freestanding sign(s).
5. Provide an elevation for all proposed sign(s) which specifies the following:
A. Dimensions and area for all existing and proposed sign(s).
B. Materials the sign(s) will be constructed of.
C. Source of Illumination.
D. Proposed sign copy.
APPLICANT MUST SUBMIT THREE (3) SETS OF SIGN/SITE PLANS, A COMPLETED
APPLICATION FORM, AND THE APPLICATION FEE.

SITE PLAN REQUIREMENT FOR POLE, MONUMENT, AND FREESTANDING SIGN
APPLICATIONS
The following example illustrates the information that is required for all pole, monument, and
freestanding sign permit applications. Prior to approval, all such proposed signs must be reviewed
for potential issues by the Transportation Department, which will not allow signs to be approved
over the counter. Additional time will be required for on-site inspection.

Relatlonshlp to Streets: Signs shall be designed and located so as not to interfere with the
unobstructed clear view of the public right-of-way and nearby traffic regulatory signs of any
pedestrian, bicyclist or motor vehicle driver.
Sight Distance: No sign or sign structure shall be placed or constructed so that it impairs the sight
distance requirements at any public or private street intersection or driveway.

Dear Danna:
The attached Tenant Alteration has been reviewed by the Landlord.
The Proposed Alteration as submit below dated 4-19-18 relative to the scope of work as requested by
Hub International for installation by Coastal Signage is approved by Landlord with the following
conditions:
1. The Alterations must be installed by Coastal Signage in strict accordance with the approved submittal
below.
2. All damage to the existing improvements or Common Area resulting from the installation, operation
or use of these Alterations will be corrected to the satisfaction of Landlord at the sole cost of Tenant.
3. Upon Lease expiration or earlier termination Landlord requires that the Alterations be removed at the
sole cost of Tenant and the Building fascia restored to like new condition by Landlord's selected
vendors/contractors.
4. The Alterations shall be installed under the direct supervision of Tenant and paid for solely by Tenant.
5.Tenant assumes all responsibility for the installation and use of the proposed Tenant Alteration and
indemnifies and agrees to defend with counsel selected by Landlord and hold harmless Landlord ,
Emerald Lake Corporate Centre,L.P. ,Newport National Corporation, It officers and Transwestern
Property Company West, LLC from any and all matters relating to this Tenant Alteration.

The Architectural Review Committee (ARC) of the Carlsbad Research Center (CRC) has
reviewed your updated wall sign plans submitted on behalf of your tenant, HUB International,
for your building located at 1525 Faraday A venue on lot 102 of the CRC.
The previously submitted plans for a single wall sign proposed a sign which had an overall area
of 55.44 square feet, which exceeded the allowable maximum of 50 square feet per the CRC
Design Guidelines. The updated plans have reduced the overall sign area to 47.9 square feet,
which now makes the sign fully consistent with the CRC Design Guidelines. Therefore these
updated plans are considered APPROVED.
You may proceed with the construction and installation of your sign once a sign permit is
obtained from the City of Carlsbad. Please forward a copy of your City sign permit to:
