Clemens Aviara Land Associates Suite 206 201 1 Palomar Airport Road Carlsbad CA 92009 SUBJECT: PS 96-16 - AVIARA HEDGE SIGN Dear Larry: The City has reviewed your application for a sign permit and sign program amendment regarding the landscaping on the southern slope of Planning Area 27 that spells "AVIARA". After evaluating the proposal's conformance with the purpose, intent and provisions of the Sign Ordinance (Chapter 21.41 of the Zoning Ordinance), it has been determined that the application does not meet the requirements of the Sign Ordinance and is, therefore, denied, for the following reasons: 1. The proposed hedge sign exceeds the total square footage of signage allowed within the master plan. The total square footage of any master plan comprehensive sign program is 100 square feet, plus three square feet per acre of development. For Aviara, this totals approximately 3,100 square feet. After the master plan entry monumentation, planning area entry monumentation, kiosks and special signs (such as the Golf Club sign at Batiquitos Drive and Aviara Parkway) are subtracted from this 3,100 square foot maximum, there is much less than 1,800 square feet remaining to accommodate additional signage. 2. The maximum area of any one sign in a comprehensive sign program is 150 square feet. The hedge sign measures approximately 1,800 square feet. 3. The design and location of the sign, particularly its orientation so as 9 be primarily visible from the freeway, is inappropriate. Since the proposed sign permit and sign program amendment are hereby denied, please remove the landscaping and replace with planting as shown on the approved landscape plan (DWG 318-9L). Should you not comply with this requirement within 30 days, the matter will be referred to the Code Enforcement Division.
