SIGN GUIDELINES
OBJECTIVE
The objective of The Carlsbad Corporate Center Sign Guidelines and Criteria is to provide design standards
and specifications that assure consistency in quality, color, size, placement, and configuration for signage
throughout the project, and to provide signage that will be an integral part of the overall architectural character
and design theme suitable for the project.
SUBMITTALS AND APPROVALS FOR TENANT SIGNS

There is a formal process for the creation, review and approval of tenant signs. Approval of a sign permit
by the City of Carlsbad Building Department and subsequent issuance of a building permit is required.
The tenant shall submit to the Owner or his managing agent (hereinafter referred to as “Owner”) for
required tenant signs and obtain his written approval prior to sign fabrication. Approval or disapproval
shall remain the sole right and discretion of Owner. Tenant must continue to revise and resubmit rejected
designs until approval is obtained.
Prior to sign fabrication, Tenant shall submit for Owner approval three (3) sets of complete and fully-
dimensioned drawings for Owner approval.

d. Section detail of letters and/or sign element showing the dimensioned projection of the face of
letters, method, color and intensity of illumination.
e. Color board with sample colors (8- 1/2” x 11” format) on actual materials.
f. Site plan showing property lines, buildings, location and dimensions from public right of way.
Within ten (10) working days after receipt of Tenant’s working drawings, Owner shall either approve the
submittal contingent upon any required modifications or disapprove Tenant’s sign submittal, which
approval or disapproval shall remain the sole right and discretion of the Owner. The Tenant must resub-
mit rejected plans until approval is obtained. A full set of final plans must be approved and stamped by
the Owner prior to permit application or sign fabrication.
Following Owner’s approval of proposed signage, all proposed exterior signs shall be submitted to the
Carlsbad Airport Centre Architectural Review Committee for approval, prior to submitting to the proper
City or County agencies applications for all permits for fabrication and installation. Tenant shall furnish
Owner with a copy of said pennits prior to installation of Tenant’s sign(s).
Fabrication and installation of all signs shall be performed in accordance with the standards and specifi-
cations outlined in these guidelines and in the final approved plans and working drawings. Any work
deemed unacceptable shall be rejected and shall be corrected or modified at the Tenant’s expense as
required by the Owner or his agent.

PROHIBITED SIGNS
Only those sign types provided herein and specifically approved in writing by the Owner will be allowed. The
following signs are prohibited:

Outdoor advertising.
Outdoor advertising structures.
Roof signs.
Freestanding signs, except as provided in this text.
Advertising devices and advertising displays.
Rotating, revolving, flashmg or moving signs, except as provided in th~s text.
Vehicles or other signs or devices in the public right-of-way when used as advertising devices or displays.
Vehicles or other signs or devices not permitted by this section when used as advertising
devices or displays.
Advertising signs on bus benches, within or outside of the public right-of-way.
Off-premise signs (other than directional signs) installed for the purpose of advertising a
project, event, person or subject not related to the premises upon which said sign is located, except as pro-
vided in the approved Sign Criteria for the project.
NON-CONFORMING. ILLEGAL OR ABANDONED SIGNS
NONCONFORMING SIGNS:
Owner may, at its sole discretion and at Tenant’s expense, correct, replace or remove any sign that is installed
without written approval andor that is deemed not to be in conformance with the plans as submitted and with
the requirements and documents referenced herein.
ILLEGAL SIGNS:
Any sign that is deemed not to be in conformance with the approved guidelines or erected without government
approval or permits is considered an illegal sign. The Owner may, at its sole discretion, correct, replace or
remove any illegal sign.
ABANDONED SIGNS
An abandoned sign is one whose use is discontinued because the premises upon which it is located becomes
vacated and unoccupied for a period of more than 90 days. The Owner may, at its sole discretion, replace or
remove any abandoned sign.

Only those tenant sign types provided for in the Tenant Sign Criteria and/or specifically approved in
writing by the Owner will be allowed. All sign colors must conform to the Owner’s
established color palette, and are subject to review and approval by the Owner as
part of the tenant sign submittal.
Notwithstanding the maximum square footages and dimensions specified for copy area allowances, signs
and typography in all cases shall appear balanced and in scale within the context of the sign space and the
building as a whole. All signs shall fit comfortably into designated architectural spaces, leaving sufficient
margins and negative space on all sides. Thickness, height, and color of sign lettering shall be visually
balanced and in proportion to other signs on the building.
Dimensional letters and plaques shall be affixed without visible means of attachment.
Details of finished signage shall match the exact specifications of the Owner-approved shop drawings.

5. All sign fabrication work shall be of excellent quality. All logo images and typestyles shall be accurate-
ly reproduced. Lettering that approximates typestyles shall not be acceptable. The Owner reserves the
right to reject any fabrication work deemed to be below standard.
6. The Tenant shall, upon termination of his lease and at hs own expense, remove all signs associated with
his lease space and repair, patch, and repaint building walls to match their original condition.

Signs must be made of durable rust-inhibited materials that are appropriate and complementary to the
building.
All formed metal, such as letter forms, shall be fabricated using full-weld construction.
All ferrous and non-ferrous metals shall be separated with non-conductive gaskets to prevent electrolysis.
In addition to gaskets, stainless steel fasteners shall be used to secure ferrous to non-ferrous metals.
Threaded rods or anchor bolt$ shall be used to mount sign letters which are spaced out from background
panel. Angle clips attached to letter sides or the use of trim cap will not be permitted for figures less than
3 feet high.
Paint colors and finishes must be reviewed and approved by the Owner. Color coatings shall exactly
match the colors specified on the approved plans.
Surfaces with color mixes and hues prone to fading (e.g., pastels, fluorescent, complex mixtures, and
intense reds, yellows and purples) shall be coated with ultraviolet-inhibiting clear coat in a matte, gloss,
or semi-gloss finish.
Joining of materials (e.g., seams) shall be finished in such a way as to be unnoticeable. Visible welds shall
be continuous and ground smooth. Rivets, screws, and other fasteners that extend to visible surfaces shall
be flush, filled, and finished so as to be unnoticeable.
Finished surfaces of metal shall be free from canning and warping. All sign finishes shall be free of dust,
orange peel, drips, and runs and shall have a uniform surface conforming to the highest standards of the
industry.
Reverse channel letters shall have a clear lexan back and be pinned 2” off building wall. Return depth
shall be no greater than 3”. Double tube neon shall be used where width of letter stroke exceeds 2-1/4”.
Signs illuminated with neon shall use 30 m.a. transformers. All lighting must match the exact specifica-
tions of the approved shop drawings.
Surface brightness of all illuminated materials shall be consistent in all letters and components of the sign.
Signs should be constructed so as to baffle weep holes to avoid light leaks. Light leaks shall not be per-
mitted.
Exposed conduits and raceways shall be prohibited. All conduit, raceways, crossovers, wiring, ballast
boxes, transformers, and other equipment necessary for sign connection shall be concealed or integrated
as an intentional component of the sign design. All bolts, fastenings and clips shall consist of enameling
iron with porcelain enamel finish; stainless steel, anodized aluminum, brass or bronze; or carbon-bearing
steel with painted finish. No black iron materials will be allowed.
Underwriter’s Laboratory-approved labels shall be affixed to all electrical fixtures. Fabrication and instal-
lation of electrical signs shall comply with all national and local building and electrical codes.
Penetrations into building walls, where required, shall be approved by Owner and made waterproof.
Location of all openings for conduit sleeves and support in sign panels and building walls shall be indi-
cated by the sign contractor on drawings submitted to the Owner. Sign contractor shall install same in
accordance with the approved drawings.
In no case shall any manufacturer’s label be visible from the street from normal viewing angles.

17. Sign permit stickers shall be affixed to the bottom edge of signs, and only that portion of the permit stick-
er that is legally required to be visible shall be exposed.

The following guidelines are to be adhered to in selecting colors for tenant signage:
all sign colors are subject to review and approval by the Owner as part of the tenant sign submittal.
TvDestvles
Tenants may adapt established typestyles, and/or logos that are in use on similar buildings operated by the
tenant, provided that said images are architecturally compatible and approved by the Owner. Type may
be arranged in one or two lines of copy and may consist of upper and/or lower case letters.
SIGN TYPE CRITERIA
a. Only those sign types outlined herein will be allowed unless specifically approved in writing by the
Owner, the Carlsbad Airport Centre Architectural Review Committee and the City of Carlsbad.
b. Notwithstanding the maximum square footage specified for copy area allowances, adequate amounts of
visual open space shall be provided around wall signs and graphic elements so that signs appear bal-
anced and in scale in relation to their backgrounds.

Carlsbad Corporate Center Tenant Criteria
0B.TECTIVE
The Tenant Criteria has been established as a guideline to assist the tenant with the implementation of tenant
signage and to insure tenant signs be carefully designed and executed to exceed the standards and quality nor-
mally associated with commercial signage.
TERMS AND CONDITIONS FOR SIGNAGE IMPLEMENTATION
In signing the lease for office space, each tenant acknowledges and agrees to the following requirements with
regard to signage:
1. In establishing signage for his lease space, the tenant shall conform to the Sign Guidelines and the
Tenant Ccriteria for sign sizes and locations designated for his particular lease space and to abide by all
provisions, guidelines, and criteria contained within the City-approved Sign Guidelines, the Tenant
Criteria and applicable City or County sign regulations.
2. There is a formal process for the creation, review and approval of tenant signs which is outlined in the
Sign Guidelines. Tenant sign submittals shall be reviewed by the Owner and/or his agent for confor-
mance with the Sign Guidelines and Tenant Criteria.
TENANT RESPONSIBILITY
Tenant shall be responsible for the following expenses relating to signage for his store:
tenant sign design
100% of permit processing costs and application fees
100% of costs for sign fabrication and installation including review
of shop drawings and patterns
electrical connection from tenant panel or stub-out provided by owner to sign
all costs relating to signage removal, including repair of any
damage to the building
Tenant shall also be responsible for maintaining the appearance and operating condition of all
signs once they are installed. Owner may, at his sole discretion and at Tenant’s expense, replace, refurbish or
remove any sign that has become deteriorated. The Tenant shall, upon termination of this lease and at his own
expense, remove all signs associated with this lease and restore building walls to their original condition.
SIGN CONTRACTOR RESPONSIBILITIES
Tenant shall require his sign contractor to do the following:
1. Provide to the Owner, prior to commencing fabrication, an original certificate of insurance naming the
Owner as an additional insured for liability coverage.
2. Obtain approved sign permits from the proper City or County agency prior to sign fabrication and
deliver copies of same to Owner.
3. Prepare for approval prior to fabrication complete and fully-dimensioned shop drawings along with
items listed under “Submittals and Approvals” section.

Carlsbad Corporate Center Tenant Criteria
1. Schedule:
a. All dates for sign installation must be approved in advance and coordinated with the Owner.
2. Installation Conditions:
a. Working areas are to be left clean and orderly every day during the period of installation and debris
removed from the work site.
b. In case of damage to landscaping material, irrigation lines, or other underground or above-ground
equipment, the Owner and/or General Contractor shall be notified and the repairs shall be made to his
satisfaction. All damaged material shall be repaired and left in the same condition as it was found.
All grades are to be restored to the original condition.
