RE: ISLAND @ CARLSBAD TENANT MIX
Dear Bob:
Referring to the letter dated August 13, 1999 to me from James Schmidt Architecture, your
discussions with the City proposed a mix of tenants that included 6,172 square feet of restaurants,
19,547 square feet of retail and 12,886 square feet of office.
Your current tenant mix includes 10, 418 square feet of restaurant, 10,625 square feet of retail and
12,879 square feet of medical office. This is a significant change from what has been presented
earlier. Considering the ordinance requires parking at 1 per 100 square feet of restaurant and 1 per
200 square feet of medical office, you must understand that we have a concern that your current
proposed/desired tenant mix will be overloading the site with parking intensive uses that skew the
average of 1 space per 200 square feet which has been applied to the project.
Additionally, referring again to the letter dated August 13, 1999, your architect wrote “By allowing
the City standards for office parking, we afford the project the most options for leasing tenants who
will best serve the Research Center. As an example, the increased parking required for medical or
dental offices could then be appropriately accommodated.” The statement clearly states your
understanding that there is a distinction between office and medical office. The letter goes on to
request that we accept a 1 space per 250 square feet for the office versus 1 space per 200 square
feet. I should also remind you that I had a phone conversation with your architect on August 16,
1999 which concluded with an agreement to apply the 1 space per 250 square feet to the second
story suites in building A and to designate those suites as “office” on the site plan.
We want the project to be successful. In part, ensuring that there is sufficient parking contributes to
that success. As you offered in your last correspondence, I suggest that we meet to establish a
tenant mix that works for both you and the City.
