The City of Carlsbad Planning Department would appreciate the
opportunity to work with the applicant throughout the Planning

SPECIAL DEVELOPMENT STANDARDS
Tre property is presently zoned, P-M Planned Industrial. Section 21.45.020 (3)
pennits rrodification of the requirements of the mderlying zone to accorrm:xiate
a-planned mit development project.
The primary factor for consideration of .special development standards for
the prop::>sed project is the size, configuration and location of the
property. The prop:!rty is 716' in width and 1,528' in length. It has
been predetermined by prior City of Carlsbcrl action that a rninirrn.lm
70' public street (Avenida Encinas) will be extended through the property,
thereby decreasmg the useable area available for developrrent. Applying
.the minimum setback requirerrents of the P-M District make the prop:!rty
museable for industrial development projected for the area.
The following sp:!cial developnent standards are requested for consideration.

Covenants, conditions and restrictions (a::::&R I s) shall be developed for
the individual project providing for perpetual maintenance of cormon
areas; landscaping maintenance; reciprocal ingress and egress; utilities;
drainage i reciprocal parking; and maintenance of. private streets. A
property owners association will be established to enforce all provisions
of said CC&R IS.
