represent the property owner must be submitted wi,th the application.
The City of Carlsbad Planning Department would appreciate the
opportunity to work with the applicant throughout the Planning
Stages of the proposed development. In an effort to aid the
applicant, the Planning Department requests that it be given
'an opportunity to evaluate and discuss the application and plans
prior to submittal. This request is not a requirement; however,
it may avoid major redrafting or revision of the plan which only
serves to lengthen the processing,time.,

At the request of the City of Carlsbad, and as required
by state law, I, Michael D. O'Gara, owner of 3229 Valley
Street, Carlsbad, do reapply for a Planned Unit Development,
consisting of eight (8) single family residences.
I have been informed by Michael Howes, employee of the ~'.
City.of Carlsbad planning department, that this reapplication
in no way jeopardizes the sewer capacity allowed me per
the Phase II Allocation. Also, that the fees incurred
by the owner to this point, will in no way be idjusted,
altered, or again recharged by th~ City of Carlsbad.
