Description/Explanation.
The attached administrative planned development amendment is for a room addition and a
master bathroom extension of the single-family residence located on Lot 902 of Village B (The
Preserve) of the La Costa Valley project. The room addition will encompass an area of 12' x
12'8" located on the second floor above the dining room. The room addition will create
approximately 140 additional square feet that will be used by the prospective homeowner has an
upstairs den. The one-foot extension in the master bathroom is limited to the width of the tub
and will provide articulation to the rear elevation of the unit as well as within the interior of the
room. With the additional options being proposed the total square footage of the single-family
home for Lot 902 will be 3,592 square feet.

Please find the enclosed applications-and plans for an Administrative Planned
Development Amendment for the Arroyo La Costa (La Costa Valley) project, PUD 88-1. The
request is to modify the architecture that was approved as a part of the substantial conformance
package for Village B by Standard Pacific Homes. The requested change effects only the unit
located on Lot 902 and relates to the addition of a den/office space and a master bathroom
extension, please see the attached plans.
Lot 902 was approved with a Plan 4 unit type that includes a total building square
footage, including the optional loft and laundry room, of 3,518'square feet. The room addition
will encompass an area of 12' x 12'-8" located on the second floor immediately above the first
floor dining room. The room addition will create approximately 140 additional square feet that
will be used by the prospective homeowner has an upstairs den/office. The one-foot extension in
the master bedroom is limited to the width of the tub and will provide articulation to the rear
elevation of the unit as well as providing architectural relief within the bathroom. With the
additional options being proposed the total square footage of the single-family home for Lot 902
will be 3,592 square feet.
The Administrative Planned Development.Amendment application requires that the
applicant provide a letter of approval from the applicable Homeowner's Association (HOA). Per
Article 6 of the C.C.&R.'s for the La Costa Valley HOA, merchant builders are exempt from
gaining approval of any improvements, which include room additions, from the HOA. Therefore
since the applicant is Standard Pacific Homes, who is the merchant builder for Village B, it is not
necessary for them to acquire a letter of approval from the HOA.

CONTROL
Commfogfl. No construction, development, alteration, grading,
landscaping, addition, excavation, modification, decoration, painting or reconstruction of the visible
exterior of any Improvement, including t Residence, fence or overhead structure (such as gazebos,
trellises and patio covers), on any Residential Lot shall be commenced or maintained until the plans
and specifications therefor ("Plans and Specifications11) showing the nature, design, kind, shape,
height, width, color, materials and location have been submitted to end approved in writing by a
committee of not leas than three (3) nor more than five (S) persons ("Architectural Committee11). AH
members of the Architectural Committee may be appointed and replaced by Declarant until the
earlier to occur of (a) the date that ninety percent (90%) of the Residential Lots proposed for the
overall Project have been conveyed to Class A Members^or (b) on the seventh (7th) anniversary
following the most recent conveyance to & Class A Member of a Residential Lot in any Phase under
authority of a Public Report Thereafter, alt members of the Committee shall be appointed or
replaced by the Board. Architectural Coounirte* members appointed by Declarant need not be
Members of the Association.
6.1,1 Rasignationff. Any member or alternate member of the Architectural
Committee may at any time resign from the Architectural Committee upon written notice delivered
to Declarant or to the Board, whichever then has the right to appoint Architectural Committee

6.3 Citv Approval. No building additions, including patio covers, shall be permitted
without the prior approval of the City, as well as of the Architectural Committee. Patio covers may
be permitted only if they are consistent with toe architecture of the Residence located on the
Residential Lot. Each Owner acknowledges that the City may require other Improvements, in
addition to building additions aod patio covers, to be approved by the City and it shaU be the
obligation of each Owner to obtain all such approvals.
