The Community Development Division has APPROVED your request for a temporary
sales trailer subject to the following conditions:
1. The project (temporary sales trailer) must apply for and receive building permits.
2. Signage shall be restricted to two signs totaling a maximum combined area of 48
square feet. No banner, inflatable or prohibited signs will be allowed.
3. The approval will become null and void if building permits are not obtained (issued)
within six months of the date of this letter.
4. The temporary sales trailer shall be removed within one year from the date of this
letter or when a permanent or other sales facility is occupied, which ever is the
earliest.
You may appeal any part of this action by filing a letter with the Community
Development Director within 10 days of the date of this letter. If you have any
questions regarding this approval letter, please do not hesitate in contacting me.

SUBJECT: TEMPORARY SALES TRAILER FOR THE RANCHO CARRILLO MASTER
PLAN

This letter is to request the approval of a temporary sales trailer for the Rancho Carrillo Master
Plan pursuant to Section 21.53.090 of the Carlsbad Municipal Code and the City of Carlsbad
Policies arid Procedures - Number 7. Below is an outline of the Procedure section of Policies and
Procedures - Number 7 accompanied by the information that is required for this request.
1.a. The proposed use of the modular buildings.
The trailer will be used as a sales office for homes within Village O at the
Rancho Carrillo Master Plan.
The term of the use of the buildings.
The proposed sales trailer will be in place for no more than two months.
The temporary trailer will be removed upon completion of the model home
complex. Estimated completion by the end of October 1998.
The reason the use cannot otherwise be accommodated within the»-
permanent building on the site.
There are no permanent buildings until model complex is complete.
A site plan showing the proposed location of the modular buildings.
A site plan is enclosed with this letter.
A statement agreeing to .completely remove the temporary modular
building on or before the agreed upon date.
Continental Homes will agree to remove the trailer as required.
The request must be'unanimously approved by the Community Development
Director, Planning Director, Building Official, and the Fire Marshal.
A copy of this letter and site plan has been sent to these persons for their review.

a. The modular buildings must be architecturally compatible with the
surrounding permanent buildings.
There are no buildings near the proposed site.

b. Parking shall not be negatively affected by the use of the temporary
modular buildings.
As shown on the site plan, parking is provided for the sales trailer.
Additional parking can be accommodated on the adjacent local collector
street. - ,
c. Temporary landscaping may be required to screen the temporary
modular buildings from public views and/or adjacent properties.
There are no homes or buildings near the proposed site which would
require the need of temporary landscaping for screening. .
d. The modular building shall be listed with the State as approved for
commercial uses.
The sales trailer will be listed as such. . . '
e. They shall be installed with listed earthquake braking systems and
shall be accessible to the disabled.
Appropriate bracing systems and accessibility requirements will be met.
f. ' The temporary electrical and plumbing systems shall be installed as
for new permanent construction.
These utilities will be provided consistent with applicable building codes.

g. The buildings shall be placed so as not to restrict Fire Department
access to either the permanent bui!di:igs or the»te«iporary modular
buildings. .
As "shown on the site plan, the placement of the sales trailer does not
restrict any such access. •. . -
h. The temporary building shall not be placed within 20 feet of any fire
hydrant or other fire protection equipment.
As shown on the site plan, this condition is met.

preliminary report will be discussed by staff at the Development Coordinating
Committee (DCC) meeting which will be held on May 11, 1998. A twenty (20)

SUBJECT: PUD 93-7(A) - RAIMCHO CARILLO VILLAGE O
Your application has been tentatively scheduled for a hearing by the Planning
Commission on May 20, 1998. However, for this to occur, you must submit the
additional items listed below. If the required items are not received by April 29,
1998, your project will be rescheduled for a later hearing. In the event the
scheduled hearing date is the last available date for the City to comply with the
Permit Streamlining Act, and the required items listed below have not been
submitted, the project will be scheduled for denial.
1. Please submit the following plans:
A) 10 copies of your (site plans, landscape plans, building elevation plans,
floor plans) on 24" x 36" sheets of paper, stapled in complete sets
folded into 8%' x 11" size.
B) One 8%" x 11" copy of your reduced site plan, building elevation and
floor plans. These copies must be of a quality which is
photographically reproducible. Only essential data should be included
on plans.
2. As required by Section 65091 of the California Government Code, please
submit the following information needed for noticing and sign the enclosed
form:
A) 600' Owners List - a typewritten list of names and addresses of all
property owners within a 600 foot radius of the subject property,
including the applicant and/or owner. The list shall include the San
Diego County Assessor's parcel number from the latest equalized
assessment rolls.
B) 100' Occupant List - (Coastal Development Permits Only) a
typewritten list of names and addresses of all occupants within a 100

foot radius of the subject property, including the applicant and/or
owner.
C) Mailing Labels - two (2) separate sets of mailing labels of the property
owners within a 600 foot radius of the subject property. The list must
be typed in all CAPITAL LETTERS, left justified, void of any
punctuation. For any address other than a single family residence, an
apartment or suite number must be included but the Apartment, Suite
and/or Building Number must NOT appear in the street address line.
DO NOT type assessor's parcel number on labels. DO NOT provide
addressed envelopes - PROVIDE LABELS ONLY. Acceptable fonts are:
Swiss 721, Enterprise TM, Courier New (TT) no larger than 11 pt.

C) Radius Map - a map to scale, not less than 1 " = 200', showing all
lots entirely and partially within 600 feet of the exterior boundaries of
the subject property. Each of these lots should be consecutively
numbered and correspond with the property owner's list. The scale of
the map may be reduced to a scale acceptable to the Planning Director
if the required scale is impractical.
D) Fee - a fee (check payable to the City of Carlsbad) shall be paid for
covering the cost of mailing notices. Such fee shall equal the current
postage rate times the total number of labels. Cash and credit cards
are also accepted.

Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Planned Unit Development amendment, application no. PUD
93-07(A), as to its completeness for processing.
The application is complete, as submitted. Although the initial processing of your
application may have already begun, the technical acceptance date is acknowledged by the
date of this communication. The City may, in the course of processing the application,
request that you clarify, amplify, correct, or otherwise, supplement the basic information
