Date of Notice: February 5, 2004 NOTICE IS HEREBY GIVEN that the Housing and Redevelopment Director of the City of Carlsbad has made a final decision to APPROVE an Administrative Redevelopment Permit (RP 03-19) and Coastal Development Permit (CDP 03-51) to convert existing retail space to a fast food restaurant and add an outdoor cafe on private property at 2937 Carlsbad Blvd., which is located on west side of Carlsbad Blvd. between Carlsbad Village Drive and Grand Avenue. The assessor parcel number is 203-232-03. The Housing and Redevelopment Director has determined that the proposed project meets all applicable development standards and is consistent with the Village Master Plan and Design Manual. Therefore, the Director intends to approve the subject permit. The applicant for the redevelopment permit is James Markham, owner of Knockout Pizzeria. The permit will allow Knockout Pizzeria to relocate from their existing location to a retail space on the north end of the same site. The permit will also allow for the installation of 3 tables and 12 chairs within an outdoor patio area on private property. No portion of the outdoor dining area will extend onto the public sidewalk. All parking for the proposed use and all existing uses can be accommodated on the subject property. If you wish to appeal the decision of the Housing and Redevelopment Director on this matter to the Design Review Board, you must file a written appeal with the Housing and Redevelopment Department within ten (10) calendar days of the date of this decision/notice. The written appeal must be submitted no later than 5:00pm on February 17, 2004. Appeal forms are available at the Housing and Redevelopment Department located at 2965 Roosevelt Street, Suite B.
