FINDINGS AND CONDITIONS OF APPROVAL (IF APPLICABLE) Page 1 oC The following findings have been made in order to approve the Administrative Redevelopment Permit for Friedrichs Remodel on property located at 3160 Roosevelt Street: 1. The Housing and Redevelopment Director has determined that the project is consistent with the policies, goals and action programs set forth within the Carlsbad General Plan. 2. The Housing and Redevelopment Director has determined that the project is consistent with all applicable development standards and land use policies set forth within the Village Master Plan and Design Manual and Village Redevelopment Plan. 3. The Housing & Redevelopment Director has determined that the project is exempt from the requirements of the California Environmental Quality Act (CEQA) per Section 15301 of the State CEQA Guidelines and will not have an adverse significant impact on the environment. Page 2 of 2 The following conditions have been approved for the subject project: 1. This approved permit servers the required redevelopment pern^for the subject project. The applicant has received apjf^val to convert a 360 square footf^l^age on the east end of the property to livable space, add an additional 424 square feet of livable space to the east and southwest of the existing residence, and construct a 561 square foot garage. 2. The project shall be completed according to, and consistent with, the plans approved by the Housing and Redevelopment Director on the date noted above. The approved plans have been stamped by the Housing and Redevelopment Director and indicate the approval date of June 28, 2005. 3. The applicant shall obtain all appropriate building pemiits prior to construction ofthe addition. 4. Prior to hauling dirt or construction materials to or from any proposed construction site within this project. Developer shall apply for and obtain approval from, the City Engineer for the proposed haul route. 5. Developer shall cause property owner to execute and submit to the City Engineer for recordation the City's standard form Drainage Hold Harmless Agreement. 6. Developer shall demonstrate compliance with the City of Carlsbad Standard Urban Stormwater Mitigation Plan (SUSMP), Order 2001-01 issued by the San Dlego region ofthe California Water Quality Control Board and City of Carlsbad Municipal Code. 7. The project is subject to all applicable provisions of local ordinances, including but not limited to the following: Developer shall exercise special care during the construction phase of this project to prevent offsite siltation. Planting and erosion control shall be provided in accordance with Carlsbad Municipal Code Chapter 15.16 (the Grading Ordinance) to the satisfaction ofthe City Engineer. 8. This permit shall be subject to revocation if the applicant fails to conform to any of the above conditions of approval.
