CB070230 The Housing and Redevelopment Commission approved this project on April 4, 2006. The following corrections and conditions of approval must be satisfied prior to the issuance of the building permit: Plan Corrections: 1. Please make a note on sheet 12 that exterior colors and materials shall match the colors and materials board approved by Redevelopment Permit # RP 04-24. 2. Please explain to staff why the third story exterior decks have 220 outlets. Conditions of Approval: 1. Prior to the issuance of the building permit, the Developer shall submit to the Housing and Redevelopment Department a reproducible 24" x 36" mylar copy of the final site plan for the project. 2. Developer shall provide proof to the Director from the Carlsbad School District that this project has satisfied its obligation to provide school facilities. 3. Developer shall provide written certification from the local agency providing water and sewer services to the project that adequate water service and sewer facilities are available to the project at the time of the application for the building permit and that water and sewer capacity and facilities will continue to be available until the time of occupancy. 4. Prior to issuance of building permit the developer shall pay an inclusionary housing in-lieu fee as an individual fee on a per market rate dwelling unit basis. The current fee is $4,515 per unit. 5. Developer shall submit and obtain final approval of a Final Landscape and Irrigation Plan showing conformance with the approved Preliminary Landscape Plan and the City's Landscape Manual. Landscape and irrigation plans must be submitted through a separate landscape plancheck process. Please consult staff at the Planning Counter for further information at 760- 602-4610. 6. Developer shall provide the Housing and Redevelopment Department with a recorded copy of the official CC&Rs that have been approved by the Department of Real Estate and the Housing and Redevelopment Director. 7. Developer shall pay Public Facilities Fee and CFD #1 special tax (if applicable), subject to any credits authorized by Carlsbad Municipal Code Section 5.09.040. 8. Prior to issuance of the permit. Developer shall submit to the City a Notice of Restriction to be filed in the Office of the County Recorder. Housing & Redevelopment staff will prepare the Notice of Restriction. Developer shall sign and notarize the Notice and return to the Housing & Redevelopment Department for final processing. 9. Developer shall submit to the Housing and Redevelopment Department an exterior lighting plan including parking areas. This information has been entered into Permits Plus.
