ATTN: FRANK CHAVEZ 34744 HERITAGE OAKS CT> WINCHESTER, CA 92596 Subject: Madison Square, Major Redevelopment Permit RP 04-24 Dear Frank: There have been changes made to the above mentioned project since an amendment to the project was approved by the Housing and Redevelopment Commission on August 18, 2009. The changes include: 1. Scoring of the driveway was not completed per plan. The entire driveway has colored concrete to offset this detail. 2. Wrought iron railings were not installed per plan. 3. The landscape design has been changed due to unsafe conditions along the "Garden Wall" along the south side ofthe driveway. 4. A change to the color scheme. After reviewing the list of exterior upgrades you provided, staff feels those changes are enough to offset the above mentioned items that were removed from the approved set of plans. Please be aware that you need to contact staff when making changes to any approved set of plans if you are working on any projects in Carlsbad in the future. CityofCarlsbad Dear Debbie: Nearly five years following the application for a major redevelopment permit for Madison Square, the four imit townhouse building has been built. Enclosed is a copy of a list of exterior upgrades to the property at 2737 Madison Street that have been completed by Chavez Contracting, Inc. I believe all of the items on the list do positively enhance the appearance of the property. I also believe that the omission of the wrought kon work on the exterior balconies does not negatively affect the appearance of the building. In fact, the building has so much articulation and color accents that any additional details are not needed to improve the visual quality of the building! Please call at your earliest opportunity to finalize this issue as w« are attempting to get our bond monies released by the City of Carlsbad. I was told personally by Debbie Fountain that her Department did not care one way or the other regarding this. That (t was up to the Landscape Architect I have produced a letter from WDG for the landscape design approving this change and forwarded a copy to your office during our inspection to Mike Elliott. This letter was shown to Crty Undscape Architect Mike Elliot during our final inspection and was agreed to as well. 2) Wrought Iron Railings were not installed per plan and the balance of the upgrades that have been completed on this project have been completed in an effort to offset this omission. 3) The landscape design has been changed due to unsafe conditions along the "Garden Wall" along the South side of the driveway.
