10. FINDINGS AND CONDITIONS OF APPROVAL (IF APPLICABLE) Page 1 of 2
The following findincis have been made in order to approve the Administrative Redevelopment Permit
for property located at 3071 Jefferson Street:
1. The Housing and Redevelopment Director has determined that the project is consistent with the
policies, goals and action programs set forth within the Carlsbad General Plan.
2. The Housing and Redevelopment Director has determined that the project is consistent with all
applicable development standards and land use policies set forth within the Village Master Plan
and Design Manual and Village Redevelopment Plan.
3. The Housing and Redevelopment Director has determined that the project is exempt from the
requirements of the California Environmental Quality Act (CEQA) per Section 15301(e)(1) of the
State CEQA Guidelines as a minor addition to an existing structure which will not have an
adverse significant impact on the environment.

The following conditions have been approved for the subject project:
1. This approved permit serves as the required redevelopment permit for the subject project. The
applicant has received approval to change the use of the existing 400 square foot building from
office to residential.
2. The project shall be completed according to, and consistent with, the plans approved by the
Housing and Redevelopment Director on the date noted above. The approved plans have been
stamped by the Housing and Redevelopment Director and indicate the approval date of .
3. Developer shall comply with the City's Stormwater Regulations. Developer shail implement best
management practices at all times. Best management practices include but are not limited to
pollution treatment practices or devices, erosion control to control silt runoff during
construction, general housekeeping practices, pollution prevention and educational practices,
maintenance procedures, and other management practices or devices to prevent or reduce the
discharge of pollutants to stormwater, receiving water or stormwater conveyance system to the
maximum extent practicable.
4. Subject to the City Engineer's approval, the property owner shall process an adjustment plat with
the City to consolidate Lots 27 and 28 of Block 48 of Map 365 into one lot or adjust the boundary
lines between said lots to bring the existing property improvements into conformance with City
standards. Said adjustment plat shall be processed unless documentation can be provided
validating that the lots have been legally consolidated by separate instrument.
5. The project shall be for the exclusive use of the principal owner and immediate family, and not
for rent to anyone not defined as "immediate" family members.
6. The applicant shall obtain required building permits for construction of the new structure.
7. This permit shail be subject to revocation if the applicant fails to conform to any of the above
conditions of approval.
