I. RECOMMENDATION It is recommended that the Design Review Board ADOPT Resolution No. 021 APPROVING RP 83-8. II. BACKGROUND AND DISCUSSION The applicant is requesting approval to allow an auto body repair service and upholstery shop in an existing single-story, 9424 square foot building, located as described above. The building is on a through-lot which is located between State and Roosevelt Streets. Tlrie Village Redevelopment Manual shows the State Street half of the lot as Subarea 3 and the Roosevelt half as Subarea 6. Subarea 3 encourages commercial uses and the auto body shop would be an appropriate use. Subarea 6 is designated for office type uses. The existing structure is located along the State Street frontage and, as a result, the property is oriented toward this road. ITie Roosevelt side of the property is primarily paved storage. To protect the surrounding properties on the Roosevelt side the applicant has agreed to conduct all repair and storage inside the building and will plant landscaping along this street frontage. For these reasons and because the property is more oriented towards the commercial uses on State Street staff is recommending approval. III. ARCHITECTURAL/DESIGN No major exterior changes will be made to the existing building. IV. ENVIRONMENTAL REVIEW The Land Use Planning Manager has determined that this project is categorically exempt per Section 19.04.070(9) and has therefore issued a Notice of Exemption. ATTACHMENTS 1.
