CRATTY Administrative Assistant Redevelopment PAC:al ITEM 3 July 26, 1985 TO: REHABILITATION LOAN COMMITTEE FROM: Redevelopment Office COMMERCIAL REHABILITATION LOAN - 7 UP MARKET 3292 ROOSEVELT STREET This loan request is for $4^7-4^0 ($52,450 with a $5,000 contingency) to renovate the existing 2,450 square foot one story structure on the northeast corner of Roosevelt and Walnut. The building served as a market-deli for many years. The market or westerly portion has been vacant since August 1984. A new market-deli will occupy this area following renovation. The easterly portion houses a Greek Bakery which will remain. Design Review Board approved a Redevelopment Permit for the market-deli on November 14, 1984. The applicants for the loan are Mrs. Lola Jauraqui, the property owner, and her two daughters Ofelia Escobedo and Frances Moreno. Another daughter, Connie Trejo is a partner in the business but is not on the loan application. Mrs. Jauragui is leasing the property to the partnership and has agreed to use the property as collateral for the loan. There are no liens on the property. The applicants are acting as their own general contractor but will also hire a licensed general contractor to supervise the work. The applicants state they are putting $10,250 worth of equipment into the business. Bank of America has denied the loan because of lack of working capital into the business and not enough income to service the debt. PATRK^ A. CRATTY PAC:al
