HomeMy WebLinkAboutRP 85-05; Carlsbad Pacific Insurance; Redevelopment Permits (RP)^ 1 9 < STAFF REPORT DATE: March 13, 1985 TO: Design Review Board SUBJECT: RP 85-5 - CARLSBAD PACIFIC INSURANCE - Request for approval of a Minor Redevelopment Permit to allow construction of a 675 square foot addition to an existing office building at 3081 Madison Street. I. RECOMMENDATION It is recommended that the Design Review Board adopt Resolution No. 048 APPROVING RP 85-5. II. PROJECT DESCRIPTION The applicant is requesting a permit to construct a 675 square foot addition to an existing office building at 3081 Madison Street. The building presently houses the offices of Carlsbad Pacific Insurance. The applicant proposes to enclose a patio area on the north west corner of the building. This would create a new ground level office space of 675 square feet at that location. The applicant proposes to expand the existing office use into the newly created office space. The proposed project is located in subarea 7 of the Village Redevelopment Area. This subarea is intended to permit and encourage mixed uses among residential and service commercial/office uses. Professional offices are among the encouraged land uses for this subarea. As proposed, this application is consistent with the goals and compatible with the uses designated for this area. Staff believes the proposal to be compatible with surrounding buildings. The existing office building is of pleasant contemporary design with earth tone coloration. It is the home of a successful long-term village business. Access to the site is provided both from Madison and the alley to the rear of the property. The total building space will be 2,500 square feet following the proposed addition. The eight parking spaces provided on site exceed the requirements for this project. \ III. ARCHITECTURE/DESIGN The proposed addition would match the existing contemporary architecture of the building. The shingle mansard would be continued around the roof line. The existing beige and brown colors would be incorporated as in the rest of the structure.
