HomeMy WebLinkAboutRP 85-13; Getze Land Use Change; Redevelopment Permits (RP)STAFF REPORT DATE: September 11, 19 85 TO: DESIGN REVIEW BOARD SUBJECT: RP 85-13 GETZE - Request for a minor redevelopment permit to rehabilitate the interior and exterior of residence on the north east corner of Grand Avenue and Jefferson Street and change use to office/professional. I. RECOMMENDATION It is recommended that the Design Review Board ADOPT Resolution No. 058 APPROVING RP 85-13, based on the findings contained therein II. PROJECT DESCRIPTION The applicant is requesting a minor redevelopment permit to convert a residence located on the northeast corner of Grand Avenue and Jefferson Street into a professional office. Until recently, the site served as one of the older residences in the redevelopment area. The existing 7,000+ square foot parcel contains three (3) structures a residence, a garage and a storage shed. The applicant proposes to convert the residential building into office space. This 1,135 square foot structure will be rehabilitated to accommodate the new use. No additional space will be added to the structure. The proposed project is located in subarea 6 of the Village Redevelopment Area. This area is envisioned as maintaining its existing character of maximizing the office and professional buffer zone around the subarea. Among the land uses encouraged in the subarea are law offices, architectural offices, medical offices without labs and contractor's offices (no storage). As such, the proposed remodel and use would be consistent with the goals and compatible with the uses designated for this area. The three required parking spaces for this proposal will be provided in a lot to be constructed on the eastern edge of the property. This lot will be screened from the street by the existing storage building. Access to the lot will be from the enlarged curb cut on Grand Avenue which presently serves the garage building. The garage is not counted as a required space although it could possibly function as a parking storage area. III. ARCHITECTURAL/DESIGN The buildings will be restored to retain their original character. No new space or architectural changes to the original structures are proposed. Existing landscaping will be renovated and enhanced. The exterior paint scheme will be white with forest green trim.. As proposed, this use and building will be compatible with the surrounding buildings, with the design concepts of the Village Design Manual and with the goals of subarea 6 of the Village Redevelopment Area, therefore, staff recommends approval of RP 85-13 ATTACHMENTS 1) Design Review Board Resolution No.058 2) Location Map 3) Exhibit "A" dated August 8, 1985 CS:al -2-
