HomeMy WebLinkAboutRP 86-17; Domino's Pizza; Redevelopment Permits (RP)ITEM STAFF REPORT DATE: SEPTEMBER 17, 198 6 TO: DESIGN REVIEW BOARD FROM: REDEVELOPMENT OFFICE SUBJECT: RP 86-17 - DOMINO'S PIZZA - A request for a minor redevelopment permit to provide interior improvements and convert existing space for use as a delivery and carry-out only pizza establishment at 2564 State Street in Subarea 3 of the Village Redevelopment Area I. RECOMMENDATION It is recommended that the Design Review Board ADOPT Resolution No. 0 84 APPROVING RP 86-17. II. PROJECT DESCRIPTION The applicant is requesting a minor Redevelopment Permit to make interior improvements and a use change to an existing 1175 square foot building at 2564 State Street in Subarea 3 of the village Redevelopment Area. The former use at this site was a chiropractic office. There will be no sit down eating facilities at this site as proposed. Parking has been found by staff to be adequate for proposed project (change use) in that that use requires only four parking spaces. The project is located in subarea 3 of the Village Area which encourages such uses as those permitted in the C-2 and C-1 zones: Regional headquarters, contractor's offices only, professional offices, wholesales, furniture sales, hardware and lumber wholesale, coffee shops, delis, artisan shops, etc. Staff believes that the proposed use is compatible with those uses permitted in the Village Design Manual for this subarea and is consistent with the goals and objectives therefore recommending APPROVAL of RP 86-17. Ill. ARCHITECTURAL/DESIGN There is to be no alteration of the exterior of the building. Applicant is proposing to provide minor improvements to the interior and convert space for use as take out only pizza establishment.
