SUBJECT: RP 87-1 - MYERS - A request for a minor
redevelopment permit to allow a mobile
telephone, audio radio, and window tinting
retail sales, service, and installation outlet
at 920 Elm Avenue.
I. RECOMMENDATION
It is recommended that the Design Review board ADOPT
Resolution No. 099 , APPROVING RP 87-1.
II. PROJECT DESCRIPTION
The applicant is requesting a minor redevelopment permit to
make interior improvements to an existing gas station at 920
Elm Avenue to allow its use as a mobile telephone, auto
radio, and window tinting retail sales, service, and
installation outlet. The site has previously been used for a
similar function without the benefit of a redevelopment or
building permits which impeded enforcement of the development
standards of the district.
The project is located in Subarea 1 of the Village
Redevelopment Area. A retail specialty use is permitted by
right within this subarea. Retail space is parked at a ratio
of one parking space for every three hundred (300) square
feet of gross floor area. The lease space is eight hundred
(800) square feet which would require three (3) parking
spaces. Ten (10) parking spaces have been provided on site.
Staff believes that the proposed use as conditioned is
compatible with the surrounding uses and is consistent with
the goals and objectives of the Village Design Manual."' Staff
recommends APPROVAL of RP 87-1.

III. ARCHITECTURAL DESIGN
There is to be no alteration of the exterior of the building
or the site, except for signage facing Elm Avenue.
