SUBJECT: RP 87-5 - "SMOKY J'S" - A request for a minor
redevelopment permit to provide interior
improvements and convert existing space for use as
a carry out barbecue business at the Town Square
Center, 2937 Carlsbad Boulevard.
I. RECOMMENDATION
It is recommended that the Design Review Board ADOPT
Resolution No. 101 APPROVING RP 87-5.
II. PROJECT DESCRIPTION/ANALYSIS
The applicant is requesting a minor redevelopment permit to
make interior improvements and a use change to an existing
retail space at 2937 Carlsbad Boulevard in Subarea 5 of the
Village Redevelopment Area.
The previous us at this site was a retail establishment.
There will be three tables located inside the business but no
table service. This is similar to a delicatessen which is
parked at the same ratio as a retail establishment. Although
no additional parking will be required. It is the property
owner's intention to develop another parking lot adjacent to
their Garfield Street frontage.
As Subarea 5 is the major tourist/tourist commercial related
center for the Redevelopment Project Area the food service
use is completely compatible with the goals and objectives of
the Village Design Manual.
Staff recommends APPROVAL of RP 87-5.
III. ARCHITECTURAL/DESIGN
There is no alteration of the exterior of the building. The
applicant understands all signage is to meet City standards
and be approved by the Community Redevelopment Manager.
