RE: Office/Warehouse Building RP 87-10
Gentlemen:
I, Dolores A. Jauregui, being a property owner close to the proposed site
for the office/warehouse building would like to go on record as objecting
to the proposal. My objections are based on the fact that our family has been
long time residents of the area and we feel that a business of that nature would
be detrimental to the potential of the area..
First: The area is not conducive to the traffic it would create.
Second: The neighborhood has many young children whose lives might be
endangered with the added amount of activity, trucks and cars.
Third. A warehouse could attract an undesireable element As it now stands,
we are just trying to erase the bad image that has been conjured in
people"s mind about our so-called Barrio or, as some people call it,
"Ghetto".
Fourth: Our property value would certainly go do\m.
In talking to some of the other property owners and long time residents of the
area, the consensus of the majority is objection. We would prefer another
type of business, more of a commercial/professional element. Would you please
take the above into consideration before you make a decision that would affect
the lives of us who live and work in the area. Thank you.

We, the undersigned, property owners in the inmediate vecinity of the
proposed office/warehouse building RP 87-10 object to the proposal
for reasons stated below:
First: The area is not conducive to the traffic it would generate.
Second: The neighborhood has many young children whose lives might be
endangered with the added ainount of activity, trucks and cars.
third: A warehouse could attract an undesireable element. As it now
stands, we are just trying to erase the bad image that has been
conjured in people's mind about our so-called barrio or, as
some people call it, "Ghetto
Fourth: Property values would certainly go down due to the changing-
of the zoning.

SUBJECT: RP 87-10 Preliminary Staff Report
The preliminary staff report for the above referenced project
will be available for you to pick up on Friday, May 6th, after 8
a.m. This preliminary report will be discussed by staff at the
Development Coordinating Committee (D.C.C.) meeting which will be
held on Monday May 9th. A twenty (20) minute appointment has
been set aside for you at 9:00 a.m. If you have any questions
concerning your project, you should attend the D.C.C. meeting.
It is necessary that you bring your required colored exhibit(s)
with you to this meeting in order for your project to go forward
to the Planning Commission. If you do not plan to attend this
meeting, please make arrangements to have your colored exhibit(s)
here by the scheduled time above.
If you need additional information concerning this matter, please
contact the Planning Department at 438-1161.

foot Queing approach off Roosevelt Street and request
a variance for a Queing approach distance of thirteen
(13) feet off Tyler Street since Tyler Street is
not a major arterial right-of-way in the city of
Carlsbad.
The City Parking requirements for office and storage
space are being met as follows:
Office Space at 1 space/300 S.F.
Warehouse at 1 space/1000 S.F.
